Position: Condominium Portfolio Manager


Complete Staffing is collaborating with a distinguished Condo Management firm seeking a proficient Property Manager to oversee a portfolio of 15 condominium properties. This role involves direct interaction with boards and managing all tenant relations and financial aspects.

Essential Certifications: CMCA and/or CAM certifications are required for this position.


Compensation: Salary range of $90,000 - $110,000.


The ideal candidate will possess exceptional customer service abilities, be a self-starter, and thrive in a dynamic work environment. Previous experience in property management or serving on a property Board of Directors is advantageous.


Key Responsibilities:

  • Oversee the management of condominium buildings, including maintenance services and coordination with external contractors/vendors.
  • Act as the primary contact for all resident inquiries and requests related to building issues.
  • Initiate service orders with maintenance personnel or specialized vendors/contractors.
  • Assist in developing and maintaining budgets for each condo association while overseeing accounting and financial reporting.
  • Monitor contracts for compliance and manage costs effectively.
  • Collaborate with the account manager to ensure all administrative documents meet compliance standards, including insurance requirements and assessment collections.
  • Solicit bids for maintenance and construction projects, develop scope spreadsheets, and participate in contractor selection.
  • Conduct quality assurance inspections to ensure proper maintenance and adherence to contract specifications.


Maintain comprehensive knowledge of all property management documents, including Bylaws, Rules and Regulations, and vendor contracts, ensuring operations align with these documents.


Additional Duties:

  • Perform miscellaneous job-related tasks, including assistance with general property management issues and administrative projects.
  • Respond to owner phone calls and inform residents of policies and procedures.
  • Manage emergency situations after hours as necessary.


Qualifications:


Minimum of 1 year of experience in condominium property management with direct interaction with Board of Directors is essential.


Must possess a CAM license.


Strong customer service skills, effective communication, and exceptional organizational abilities are required.


Ability to create budgets, track financials, and provide updates is crucial.


Demonstrated leadership, mentoring, and coaching skills are necessary.


A valid driver's license and reliable transportation are required.


This is a full-time position, and salary is commensurate with experience.


Educational Background:


Bachelor's Degree and Community Association Management (CAM) certification or higher in property management is preferred.


A minimum of 2 years in condominium property management with experience in management, customer service, supervision, administration, and accounting is required.


Experience in engineering, architecture, construction, or related fields is a plus.


Proficiency in all MS Office applications is expected.
