[Multi-family] We are seeking a skilled Construction Project Superintendent with a proven history of successfully managing multi-family residential, senior living, student housing, and hospitality developments. The selected candidate will play a crucial role in ensuring the effective execution of projects.

Key Responsibilities:
  • Examine working drawings, including architectural, structural, mechanical, civil, electrical, and landscaping plans, focusing on details, constructability, alternative methods, conflicts, and dimensions.
  • Assess the Building Specification to verify material, subcontractor, and equipment requirements while identifying potential conflicts in project documentation.
  • Oversee the job site, including trailer setup, signage, material staging, vehicle access, and temporary utility provisions. Establish an organized system for managing project plans, communications, correspondence, and subcontracts.
  • Implement and monitor safety protocols and applicable company programs to comply with OSHA standards, ensuring a secure work environment.
  • Foster a positive relationship with clients, concentrating on identifying the critical path necessary to achieve the owner's desired timeline.
  • Conduct regular project inspections with a focus on addressing owner concerns.
  • Track project labor productivity and inform the company of any deviations from initial budget estimates.
  • Review construction documents to determine required material quantities, monitoring actual material needs and reporting any discrepancies from the original budgets.
  • Thoroughly review, coordinate, and execute the quality assurance program established for the project.
  • Analyze project shop drawings and construction documents to ensure coordination among various disciplines regarding the actual project layout and site conditions.
  • Evaluate the project punch list and supervise the completion of all necessary project disciplines to obtain a certificate of occupancy.
Qualifications:
  • 8+ years of experience in construction, particularly in multi-family projects, with a background in rough and finish carpentry, as well as concrete work preferred.
  • A college degree is advantageous.
  • Comprehensive knowledge of all construction aspects (technology, equipment, methods, etc.).
  • Familiarity with the local market is preferred.
  • Demonstrated leadership and management abilities with a successful track record of timely project completion.
  • Capability to identify, analyze, and quantify project challenges along with corresponding alternatives and implications.
  • Strong verbal and written communication skills, with the ability to collaborate effectively with others and build solid client relationships.
  • Proficiency in construction management software such as Procore, Timberline, Bluebeam, CMiC, PlanGrid, Textura, and Field ID.
  • Competence in using the internet and Microsoft Office 365.
