Multi-family Construction Opportunity We are seeking a skilled construction Project Superintendent with a proven history of successfully managing multi-family residential, senior living, student housing, and hospitality projects. The selected candidate will play a key role in ensuring the effective execution and completion of projects.
Key Responsibilities:
- Examine working drawings, including architectural, structural, mechanical, civil, electrical, and landscaping plans, focusing on details, buildability, alternative methods, conflicts, and dimensions.
- Assess the Building Specification to verify material, subcontractor, and equipment criteria while identifying potential conflicts within project documents.
- Oversee jobsite management, including trailer setup, signage, material staging, vehicle access, and temporary utility provisions. Ensure an organized system for maintaining project plans, communications, correspondence, and subcontracts.
- Implement and coordinate safety measures and applicable company programs to comply with OSHA standards, ensuring a secure work environment.
- Foster a positive relationship with clients, concentrating on identifying the critical path necessary to meet the project schedule.
- Conduct regular project inspections, paying close attention to client concerns.
- Monitor labor productivity on-site and keep the company updated on any deviations from the initial budgets.
- Review construction documents to determine required material quantities, monitoring actual project needs and reporting any discrepancies from the original budgets.
- Thoroughly review, coordinate, and implement the quality assurance program established for the project.
- Evaluate project shop drawings and construction documents to ensure coordination among various disciplines regarding the actual project layout and site conditions.
- Review the project punchlist and supervise the completion of all necessary project disciplines to obtain a certificate of occupancy.
- 8+ years of experience in construction, particularly in multi-family projects, with experience in rough carpentry, finish carpentry, and concrete preferred.
- A college degree is advantageous.
- Comprehensive knowledge of all construction aspects (technology, equipment, methods, etc.).
- Familiarity with the local market is preferred.
- Strong leadership and management abilities with a proven track record of delivering projects on schedule.
- Capability to identify, investigate, and quantify project challenges along with potential alternatives and consequences.
- Effective communication skills, both verbal and written, with the ability to collaborate productively with others and build solid client relationships.
- Proficiency in construction management software such as Procore, Timberline, Bluebeam, CMiC, PlanGrid, Textura, and Field ID.
- Competence in using the internet and Microsoft Office 365.
