[Multi-family] We are seeking a skilled construction Project Superintendent with a proven history of successfully delivering multi-family residential, senior living, student housing, and hospitality developments. The selected candidate will play a crucial role in ensuring the effective execution of projects.
Key Responsibilities:
- Examine working drawings, including architectural, structural, mechanical, civil, electrical, and landscaping plans, to assess details, feasibility, alternative methods, conflicts, and dimensions.
- Analyze the Building Specification to verify material, subcontractor, and equipment requirements while identifying potential conflicts within project documentation.
- Oversee and manage the jobsite, including trailer setup, signage, material staging, vehicle access, and temporary utility provisions. Establish an organized system for maintaining project plans, communications, correspondence, and subcontracts.
- Implement and coordinate safety measures and relevant company programs to comply with OSHA standards, ensuring a secure work environment.
- Foster a positive relationship with clients, concentrating on identifying the critical path necessary to achieve the owner's desired timeline.
- Conduct regular project inspections, focusing on addressing the owner's concerns.
- Monitor labor productivity on-site and keep the company informed of any discrepancies from the initial budgets.
- Review construction documents to determine required material quantities and track actual material needs, notifying the company of any budget deviations.
- Thoroughly review, coordinate, and execute the quality assurance program established for the project.
- Evaluate project shop drawings and construction documents to ensure coordination among various disciplines regarding the actual project layout and site conditions.
- Assess the project punchlist and supervise the completion of all necessary project disciplines to obtain a certificate of occupancy.
- 8+ years of experience in construction, ideally in multi-family projects, with a background in rough and finish carpentry, as well as concrete work.
- A college degree is advantageous.
- Comprehensive knowledge of all construction aspects (technology, equipment, methods, etc.).
- Familiarity with the local market is preferred.
- Strong leadership and management capabilities with a demonstrated history of timely project delivery.
- Ability to identify, investigate, and quantify project challenges along with their alternatives and implications.
- Effective communication skills, both verbal and written, with a focus on building solid client relationships.
- Proficiency in construction management software such as Procore, Timberline, Bluebeam, CMiC, PlanGrid, Textura, and Field ID.
- Competence in using the internet and Microsoft Office 365.
