Position Overview

The Maintenance Technician plays a crucial role in supporting the Maintenance Supervisor to uphold the physical integrity of the property. This position is essential in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will perform assigned tasks safely and may take on additional responsibilities as directed by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will take on all maintenance duties.

Key Responsibilities

  • Conduct all operations in compliance with company policies and procedures as well as all applicable state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
  • Maintain knowledge of relevant laws and EPA and OSHA regulations.
  • Monitor the property’s condition continuously and take immediate action to rectify any unsafe situations.
  • Schedule and execute routine preventive maintenance on all relevant equipment as instructed by the Maintenance Supervisor and Property Manager. Ensure all tools are kept in excellent condition.
  • Be knowledgeable about all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Perform clean-up and safety-related tasks in work areas.
  • Ensure that storage areas are secured when not in use.
  • Diagnose and execute minor or routine maintenance or repairs as directed, including:
    • Electrical and plumbing systems
    • Heating and cooling systems
    • Appliances
    • Irrigation systems
    • Stairs, gates, fences, patios, railings
    • Flooring, including tile and carpet
    • Roofing, gutters, and fasteners
    • Interior and exterior lighting
    • Fireplaces and ceiling fans
    • Gas fixtures and appliances
    • Doors, cabinets, windows, and sliding glass doors
    • Boilers, both gas and electric
    • Locks, mailboxes, and security systems
    • Ceiling leaks and wall repairs
    • Pool areas, including tile, hot tubs/spas, and pool furniture
  • Inspect and assist in coordinating all necessary make-ready repairs and services. Support make-ready staff as needed to meet deadlines.
  • Report all significant repairs and requisition needs to the Maintenance Supervisor before any expenditure.
  • Change locks, rekey locks, and create keys as necessary.
  • Assist in moving heavy appliances and equipment between storage and apartments as required. Help dispose of abandoned furniture and appliances when necessary.
  • Fulfill any other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials as needed.

Knowledge and Experience Requirements

  • Strong proficiency in written, verbal, and numerical skills.
  • Ability to manage multiple tasks and lead the service team effectively.
  • Solid knowledge of carpentry, electrical, plumbing, and other relevant information necessary for daily operations.

Education and Experience

  • Current certifications in EPA and CPO.
  • A minimum of 2 years of experience in property management.
  • A high school diploma is required; college education is preferred.
  • Willingness to obtain future designations as required by industry standards, EPA regulations, OSHA requirements, etc.

Supervisory Controls

  • The Maintenance Technician reports directly to the Maintenance Supervisor.
  • The Maintenance Technician is responsible for planning and executing regular duties while addressing any issues or deviations in accordance with established objectives, policies, training, or company practices.

Physical Demands

This role is physically demanding. The associate will typically be on their feet, engaging in activities such as walking, standing, bending, and carrying moderate items. No special physical demands are required to perform the work.

Work Environment

Approximately 10% of the work will be conducted in an office setting, focusing on record-keeping and vendor/supply ordering. The remaining 90% will take place on the property, necessitating the ability to walk long distances, lift up to 75 lbs., climb, operate heavy machinery, and endure extreme outdoor temperatures. The associate must possess their own hand tools and equipment as needed, along with reliable transportation and a valid driver's license.

The work environment may involve everyday risks or discomforts that require normal safety precautions typical of offices, meeting rooms, or commercial vehicles. The workspace is adequately lit, heated, and ventilated, except when working outdoors.
