The role of a "Facilities Maintenance Specialist" involves executing all necessary maintenance tasks to ensure vacation homes are ready for short-term rentals and implementing established procedures.

This position requires conducting maintenance inspections of residential units and reporting findings. Responsibilities include the delivery, collection, maintenance, and inventory management of rental equipment. The specialist will follow a designated route for preventive maintenance on units, possessing extensive knowledge in repairing various residential structural components, including cosmetic, electrical, plumbing, HVAC, security systems, pools, appliances, doors/windows, furniture, electronics, painting, and flooring. Addressing guest-related maintenance issues promptly is essential. The specialist must demonstrate exceptional organizational and communication skills.

SHIFT REQUIREMENTS:

  • Third Shift: 11:00 PM - 7:30 AM. Weekend and holiday availability is essential.

Key Responsibilities:

Adhere to established routes and guidelines for thorough inspections of rental properties.

  • Identify, report, and rectify issues in structural, cosmetic, mechanical, and finishing aspects of rental homes.
  • Follow the prescribed route to address identified faults in rental properties, including:
    • Drywall Patching
    • Painting
    • Light Bulb Replacement
    • Door and Cabinet Adjustments
    • Furniture Repairs
    • TV/Internet/Phone Troubleshooting and Repair
    • Plumbing Repairs
    • Electrical Repairs
    • Appliance Repairs
    • Pool Maintenance
    • Blind and Curtain Repairs
    • HVAC Repairs
  • Manage the collection, delivery, maintenance, and inventory of rental equipment.
  • Conduct preventive maintenance on mechanical systems within rental properties.
  • Update service work orders as necessary.
  • Complete special projects related to repairs or modifications in units.
  • Prioritize tasks based on urgency and status.
  • Recognize when to engage vendors, including warranty services, for repairs.
  • Differentiate between internal, vendor, and warranty repairs.
  • Respond to emergencies, including being on-call for urgent corrective actions.
  • Manage the beHome24/7 system.
  • Adjust and repair front door locks.
  • Monitor the status of open work orders and identify completion needs.
  • Oversee inventory levels effectively.
  • Exhibit self-motivation and the ability to learn independently.
  • Collaborate effectively with other departments.
  • Document and report daily activities to the Maintenance Manager.
  • Demonstrate the ability to multitask and manage time efficiently.
  • Maintain a friendly demeanor when interacting with guests in managed homes.
  • Effectively communicate guest maintenance and housekeeping concerns to appropriate departments, ensuring timely resolution and guest satisfaction.
  • Be flexible and available for on-call duties as required.

Qualifications:

  • High School Diploma or equivalent.
  • Minimum of 1 year of experience in the hospitality industry.
  • Experience in construction related to residential or commercial properties.
  • Proficient in using hand and power tools.
  • Exceptional customer service skills, both in-person and over the phone.
  • Self-starter with the ability to innovate processes.
  • Effective communication skills in English; bilingual candidates preferred.
  • CPO license is advantageous.
  • Trade certifications are a plus.

Physical Requirements:

  • Flexibility to work long hours, including weekends and holidays, sometimes exceeding 40 hours per week.
  • Ability to stand and work outdoors for extended periods in varying weather conditions.
  • Must be able to lift up to 75 lbs.
  • Ability to walk long distances as required.

  • Handle problems effectively, including anticipating, preventing, identifying, and resolving issues as necessary.
  • Understand and apply complex information and data from various sources to achieve objectives.
  • Maintain confidentiality of sensitive information.
  • Show initiative, including anticipating guest or operational needs.
