Position Overview

The Maintenance Technician plays a crucial role in supporting the Maintenance Supervisor to uphold the property’s physical integrity. This position is essential for ensuring a safe, secure, and pleasant living environment for all residents, visitors, and staff members. The Maintenance Technician will execute assigned tasks safely and efficiently, and will take on additional responsibilities as directed by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, this role will encompass all maintenance duties.

Key Responsibilities

  • Conduct all operations in compliance with company policies and applicable state and federal regulations, including but not limited to Lead Based Paint, ADA, Fair Housing, HAZCOM Program, and OSHA.
  • Maintain a thorough understanding of relevant laws and EPA and OSHA standards.
  • Continuously monitor the property’s condition and take immediate action to rectify any hazardous situations.
  • Schedule and execute routine preventive maintenance on equipment as instructed by the Maintenance Supervisor and Property Manager. Ensure all tools are kept in optimal condition.
  • Be knowledgeable of all utility cut-offs, apartment shut-offs, and sewer clean-outs.
  • Perform clean-up tasks and safety-related duties in work areas.
  • Ensure that storage facilities are secured when not in use.
  • Diagnose and carry out minor or routine maintenance and repairs daily, including:
    • Electrical and plumbing systems
    • Heating and cooling systems
    • Appliances
    • Irrigation systems
    • Stairs, gates, fences, patios, and railings
    • Flooring materials such as tile and carpet
    • Roofing and gutter systems
    • Interior and exterior lighting
    • Fireplaces and ceiling fans
    • Gas fixtures and appliances
    • Doors, cabinets, windows, and sliding glass doors
    • Boilers, both gas and electric
    • Locks and security systems
    • Ceiling leaks and wall repairs
    • Pool areas, including tile and hot tub/spa maintenance
  • Assist in coordinating necessary repairs and services for make-ready tasks. Support make-ready staff as needed to meet timelines.
  • Report significant repairs and requisition needs to the Maintenance Supervisor before any expenditure.
  • Change and rekey locks as necessary.
  • Assist in moving heavy appliances and equipment as required. Help in the disposal of abandoned items when necessary.
  • Fulfill any other requests from the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials as needed.

Knowledge and Experience Requirements

  • Strong proficiency in written, verbal, and numerical skills.
  • Ability to manage multiple tasks and lead the service team effectively.
  • Solid understanding of carpentry, electrical, plumbing, and other relevant skills necessary for daily operations.

Education and Experience Requirements

  • Current certifications in EPA and CPO.
  • A minimum of two years of experience in property management.
  • A high school diploma is required; a college degree is preferred.
  • Willingness to pursue further certifications as required by industry standards and regulations.

  • The Maintenance Technician reports directly to the Maintenance Supervisor.
  • This role involves planning and executing regular duties while addressing any issues in accordance with company objectives and policies.

Physical Demands

This position is physically demanding, requiring minimal sitting. Duties may involve walking, standing, bending, and carrying moderate items. No special physical requirements are necessary to perform the work.

Work Environment

Approximately 10% of the work will be conducted in an office setting, focusing on record-keeping and vendor management. The remaining 90% will take place on the property, necessitating the ability to walk long distances, lift up to 75 lbs., climb, and work comfortably at heights. Reliable transportation, a valid driver’s license, and a method of contact are essential for this role.

The work environment involves typical risks or discomforts that require standard safety precautions. The workspace is adequately lit, heated, and ventilated, except when performing tasks outside of the office.
