The Real Estate Asset Manager is tasked with formulating and implementing property-level strategies aimed at enhancing and safeguarding asset value, aligning with ownership goals, and addressing critical asset management concerns for a collection of affordable rental housing projects, which encompass both single-family and multifamily units. This position entails overseeing the overall functionality and performance of these properties, conducting financial assessments, supervising property management firms, assisting in acquisitions, development, and sales, securing property insurance, managing casualty claims, filing property tax exemption requests, and generating financial reports. The Real Estate Asset Manager will report directly to the Executive Director.

Key Responsibilities of the Real Estate Asset Manager

  • Conduct onsite evaluations of rental properties.
  • Create and execute plans for the real estate portfolio, focusing on capital improvement reserves and maximizing net operating income while adhering to affordability standards.
  • Develop comprehensive asset strategies, including property enhancements, capital structure, and sell/hold assessments based on financial, market, and valuation evaluations.
  • Achieve income and expense objectives and timely revenue distribution for each property.
  • Oversee debt service obligations to ensure punctual payments.
  • Manage replacement and operating reserves to meet or exceed established plans.
  • Prepare quarterly performance reports for properties, detailing progress on strategic initiatives, budget comparisons, and debt service coverage ratios.
  • Approve reporting documentation for lenders, trustees, bondholders, and housing finance corporations to ensure financial and affordability compliance.
  • Negotiate management contracts with third-party management firms.
  • Arrange insurance coverage to meet lender and organizational requirements.
  • Handle insurance claims from the moment of incident reporting through to claim resolution.
  • Prepare and submit property tax exemption applications within statutory timeframes.
  • Coordinate the preparation of year-end audited financial statements and income tax returns for low-income housing tax credit properties, ensuring compliance with deadlines.
  • Provide financial data for annual audits and address auditor inquiries.
  • Develop operational budgets, capital expenditure budgets, and projections for physical needs assessments.
  • Approve requests for disbursements from Replacement and Rehabilitation Reserves.
  • Inspect new construction and rehabilitation projects for payment applications and authorize payment amounts.
  • Conduct due diligence for land, single-family, and multifamily property acquisitions, offering recommendations on site selection, purchase price, financing terms, rehabilitation plans, and budgets.
  • Approve closing statements for acquisitions.
  • Participate in staff, Board, and community meetings as required.
  • Undertake additional duties as assigned by the Executive Director.

Qualifications for the Real Estate Asset Manager

  • Bachelor's degree in Finance, Accounting, Business, Real Estate, or a related field.
  • Minimum of 4 years of experience in real estate asset management with a proven track record in executing strategies for single-family and multifamily rental properties.
  • Proficient in reading and interpreting financial statements, purchase and sale agreements, and commercial loan documents.
  • Valid driver's license and reliable vehicle for work-related duties.
  • Strong financial analysis and asset management capabilities, particularly in the context of affordable housing rental properties.
  • Familiarity with new construction and rehabilitation contracting, materials, methods, and processes in both single-family and multifamily settings.
  • Advanced skills in Excel, with proficiency in Word and Outlook.
  • Excellent organizational, presentation, negotiation, and communication abilities.
  • Capacity to manage complex tasks, prioritize effectively, meet deadlines, and handle stress from multiple responsibilities.

Preferred Qualifications

  • Experience in non-profit housing is advantageous but not mandatory.
  • A mix of public accounting and industry experience, and/or CPA certification is a significant plus.

Salary: Up to $125,000.00 based on experience.

Working Model: This position requires 100% in-office presence with travel within the San Antonio area.
