Job Summary

We are seeking a highly skilled and experienced Apartment Maintenance Technician II to join our team at Windsor Communities. As a key member of our maintenance team, you will be responsible for performing routine maintenance tasks, completing work orders, and ensuring the overall upkeep of our properties.

Key Responsibilities
  • General Maintenance: Perform routine maintenance tasks, including plumbing, electrical, HVAC, carpentry, and appliance repairs, to maintain the property's curb appeal and all pool/spa/fountains.
  • Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours using our property management software.
  • Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs, to ensure a smooth transition.
  • Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation, requiring weekend work.
  • Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems to ensure proper functioning and prevent potential issues.
  • Safety and Compliance: Ensure compliance with all safety regulations and policies, maintaining a clean and safe working environment using proper PPE.
  • Inventory Management: Manage and track inventory of maintenance supplies and equipment, requesting replacements as needed from the Service Manager.
  • Record Keeping: Maintain accurate records of maintenance activities, repairs, and daily mechanical rounds using computer, smartphone, and tablet.
  • Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively, and supporting the company's values and culture.
  • Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Requirements
  • Education: High school diploma or GED, with technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Experience: Minimum of 2 years of experience in apartment maintenance or a related field, with proficiency in using hand and power tools.
  • Skills: Strong experience in HVAC, plumbing, electrical, and general maintenance repairs, excellent problem-solving skills, attention to detail, ability to work independently and as part of a team, excellent communication and interpersonal skills, and experience using smart devices and property management software.
  • Certifications: EPA Type II preferred or ability to become certified within 90 days of start date, and CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
  • Physical Requirements: Ability to lift and carry up to 50 pounds, stand, walk, bend, and climb stairs/ladders for extended periods, and comfortable working in various weather conditions and environments.
