Project Manager Overview:

The Project Manager is responsible for overseeing all facets of community development, ensuring that schedules are adhered to and that projects meet the highest standards of quality. This role involves collaboration with various departments and external consultants to achieve successful architectural design and site planning.

Key Responsibilities:

  • Maintain and manage community and construction timelines, ensuring quality control throughout the process.
  • Coordinate with Division Executives to gather insights on site and architectural design.
  • Supervise and collaborate with external consultants, including architects and engineers, to prepare necessary construction applications.
  • Provide regular written updates on project progress, including trade partner meetings and safety discussions.
  • Develop and oversee site budgets, ensuring financial accountability.
  • Negotiate contracts for services with external consultants.
  • Assist in conducting feasibility studies for new projects.
  • Coordinate the establishment of Homeowners Associations (HOAs) and manage related documentation.
  • Ensure compliance with all necessary bonding and permitting requirements.
  • Support the Operations Department throughout the construction phase.
  • Perform additional duties as assigned.

Qualifications:

  • A minimum of seven years of relevant experience in community development or related fields.
  • A High School Diploma is required; a Bachelor's degree in Urban Design, Planning, Real Estate, or a related field is preferred.
  • Proficient in Microsoft Office Suite, particularly Word and Excel.
  • Strong analytical and writing skills.
  • Ability to manage multiple priorities and meet deadlines.
  • A valid driver's license is required.
  • Demonstrated leadership and organizational skills.
  • Excellent communication and interpersonal abilities.
  • Willingness to accept feedback and work collaboratively.
  • A strong work ethic and a commitment to teamwork.

Physical Requirements:

This role requires the ability to work extended hours, operate a vehicle, read plans, and perform physical tasks such as lifting and moving equipment.

Compensation & Benefits Overview:

The expected base compensation for this position ranges from $73,000 to $134,106 annually, subject to adjustments based on qualifications and other factors. This position may also be eligible for bonuses and commissions, along with a comprehensive benefits package.
