- Support the Project Manager with procurement, scope assessment, and documentation to ensure timely completion of commitments.
- Oversee the acquisition of necessary project permits and approvals.
- Provide input and guidance to the Preconstruction Department during budget formulation for all projects.
- Coordinate with design teams or external designers regarding design timelines, challenges, and solutions.
CONSTRUCTION
General Responsibilities:
- Act as a representative of United Construction in interactions with clients, architects, and consultants.
- Develop and maintain professional relationships with all stakeholders, including owners, clients, architects, engineers, subcontractors, and suppliers.
- Ensure accountability for assigned projects.
- Adhere to United Construction's standards and policies throughout the construction process.
- Guarantee client satisfaction during all phases of construction.
- Stay informed about market trends, including consultants, subcontractors, service providers, and vendors.
Owner Agreements:
- Maintain a comprehensive understanding of owner contracts and specifications.
- Oversee compliance with project contracts and specifications.
- Coordinate any contractual matters that require attention from the project team.
- Manage the financial aspects of the project.
- Facilitate contract negotiations and administration.
- Ensure timely and accurate completion of job costs and executive summaries prior to review.
- Monitor and assess project costs in accordance with company policies.
- Review and approve monthly project forecasts, cost reports, and billing projections.
- Understand and manage the general conditions for each project within budget constraints.
- Evaluate all change order requests.
- Ensure project billings are submitted, processed, tracked, and paid in accordance with company policies and project agreements.
Safety:
- Ensure adherence to all safety regulations on projects.
- Stay updated on safety rules and ensure comprehension among all assigned personnel.
- Conduct regular safety inspections on assigned projects in line with company policies.
Subcontractor Management:
- Ensure timely completion of subcontract agreements.
- Track subcontractor agreements to ensure compliance with project timelines and company policies.
- Monitor project status concerning subcontractor management, including shop drawings and submittals.
- Oversee the prompt processing of all subcontract change orders and requests.
Scheduling:
- Prepare a detailed construction schedule at the project's outset that aligns with company policies and contract requirements.
- Ensure senior management reviews the construction schedule before distribution.
- Maintain the master project schedule in accordance with company policies and contract requirements.
- Update schedules as necessary to accurately reflect progress and projected completion.
- Monitor short interval schedules for alignment with the master schedule.
- Inspect ongoing work to ensure compliance with construction schedules.
- Collaborate with the project team to mitigate delays and define corrective actions to meet completion dates.
Supervisory Duties:
- Oversee and manage project managers, engineers, and administrators assigned to your projects.
- Collaborate with project teams to establish work plans and staffing that fit within budget and schedule.
- Assist project teams in resolving construction challenges and subcontractor issues.
- Promote safety protocols during project visits to ensure a secure work environment.
- Maintain awareness of project status and anticipate potential challenges to project success.
- Review profit projections for accuracy with project teams to control costs and maximize margins.
- Conduct operational reviews to identify successes and areas for improvement.
- Mentor and develop team members.
- Provide feedback on policy and process enhancements.
Project Closeout and Warranty:
- Ensure timely and efficient project closeout.
- Monitor punch lists to ensure compliance with project requirements and timelines.
- Ensure warranty issues are addressed promptly by the project team.
Reporting and Communication:
- Regularly update leadership on project status, including schedule, cost, quality, safety, and potential issues.
- Keep leaders informed of project staffing needs to ensure resource availability.
- Ability to read and interpret technical documents, contracts, and financial reports.
- Ability to respond to inquiries from clients and regulatory agencies.
- Ability to effectively present information to management and public groups.
GENERAL REQUIREMENTS
- Directly supervise project teams.
- Implement supervisory responsibilities in accordance with company policies and applicable laws.
- Participate in hiring decisions and training of employees.

EDUCATION AND EXPERIENCE
- A bachelor's degree in a related engineering or construction management field, with ten years of progressive commercial construction project management experience, or an equivalent combination of education and experience.
- Experience in major project and/or operations management with a General Contractor is preferred.
COMPUTER SKILLS
- Proficient in Microsoft Office software, including Word, Excel, MS Project, and PowerPoint.
- Familiarity with Procore project management software.
- Ability to learn and effectively use other software types.
OTHER SKILLS AND EXPERIENCE
- Strong customer service, scheduling, budgeting, and cost control skills, with a focus on continuous improvement.
- Exhibit confidence and competency through effective presentation skills and leadership.
LANGUAGE SKILLS
- Ability to read and interpret RFQ's/RFP's and company policies.
- Ability to write reports and correspondence, and effectively communicate with clients and employees.
- Ability to create business letters, proposals, and presentations.
