Job Overview

Senior Project Manager

BUSINESS DEVELOPMENT

  • Establish and nurture productive relationships with clients and stakeholders.
  • Foster and sustain strong partnerships with subcontractors and suppliers.
  • Drive initiatives to secure profitable projects for the organization.
  • Assist in crafting presentations and participate in interviews as needed.
  • Support the development of RFQ/RFP submissions and presentations as required.

PRECONSTRUCTION

  • Evaluate assigned projects for feasibility and collaborate with the Preconstruction team to identify project needs.
  • Work closely with the Preconstruction team to comprehend all cost estimates, schedules, and potential project risks.
  • Support the Project Manager in scope review and procurement processes to ensure timely completion of commitments.
  • Oversee the acquisition of necessary project permits and approvals.
  • Provide guidance to the Preconstruction team during budget development for all projects.
  • Coordinate with design teams or external designers on project timelines and issues.

CONSTRUCTION

General Responsibilities:

  • Act as the representative of United Construction in interactions with clients, architects, and consultants.
  • Develop and maintain effective professional relationships with all project stakeholders.
  • Ensure accountability for all assigned projects.
  • Adhere to United Construction's standards and policies throughout the construction process.
  • Guarantee client satisfaction during all phases of construction.
  • Stay informed about market trends, including subcontractors and service providers.

Owner Agreements:

  • Maintain a comprehensive understanding of owner contracts and specifications.
  • Ensure compliance with project contracts and specifications.
  • Coordinate any contractual matters that require attention from the project team.
  • Manage the financial aspects of the project.
  • Oversee contract negotiations and administration.
  • Ensure timely and accurate completion of job costs and executive summaries.
  • Monitor project costs in accordance with company policies.
  • Review and approve monthly project forecasts and billing estimates.
  • Understand and manage project general conditions within budget.
  • Evaluate all change order requests.
  • Ensure project billings are processed in accordance with company policies.

Safety:

  • Ensure adherence to safety regulations on all projects.
  • Stay updated on safety standards and ensure compliance among team members.
  • Conduct regular safety inspections on assigned projects following company policies.

Subcontractor Management:

  • Ensure timely completion of subcontract agreements.
  • Monitor subcontractor agreements to ensure compliance with project timelines.
  • Oversee the status of project-related subcontractor activities.
  • Ensure prompt processing of subcontract change orders.

Scheduling:

  • Prepare a comprehensive construction schedule at the project's inception that aligns with company policies.
  • Ensure the construction schedule is reviewed by senior management prior to distribution.
  • Maintain the master project schedule in accordance with company policies.
  • Update schedules as necessary to reflect progress and projected completion.
  • Monitor short-term schedules for compliance with the overall project timeline.
  • Inspect ongoing work to ensure adherence to the construction schedule.
  • Collaborate with the project team to address any delays and implement corrective actions.

Supervisory Duties:

  • Oversee and manage project teams, including project managers and engineers.
  • Collaborate with project teams to establish work plans and staffing for each project phase.
  • Assist project teams in resolving construction challenges and subcontractor issues.
  • Promote safety awareness during project visits to ensure a secure work environment.
  • Maintain awareness of project status and anticipate potential challenges.
  • Review profit projections for accuracy with project teams to control costs.
  • Conduct operational reviews to identify successes and areas for improvement.
  • Mentor and develop team members.
  • Provide feedback on policy and process enhancements.

Project Closeout and Warranty:

  • Ensure a timely and efficient closeout process for each project.
  • Monitor compliance with project requirements during the punch list phase.
  • Ensure prompt resolution of warranty items by the project team.

Reporting and Communication:

  • Regularly update leadership on project status, including schedule, cost, quality, and safety.
  • Inform leaders of project staffing needs to ensure resource availability.
  • Possess the ability to read and interpret technical documents and financial reports.
  • Effectively communicate with clients and team members.
  • Present information clearly to company executives and public groups.

GENERAL REQUIREMENTS

  • Supervise project teams effectively.
  • Conduct interviews and contribute to hiring decisions.
  • Respond to employee relations issues as necessary.

EDUCATION AND EXPERIENCE

  • A bachelor's degree in engineering or construction management, along with ten years of progressive experience in commercial construction project management.
  • Experience with major projects and operations management in a General Contractor setting is preferred.

COMPUTER SKILLS

  • Proficient in Microsoft Office applications, including Word and Excel.
  • Familiarity with Procore project management software.
  • Ability to learn and operate various software applications.

OTHER SKILLS AND EXPERIENCE

  • Strong customer service, scheduling, budgeting, and cost control skills.
  • Demonstrated leadership and presentation abilities.

LANGUAGE SKILLS

  • Ability to read and interpret RFQs/RFPs and company policies.
  • Proficient in writing reports and correspondence.
  • Effective communication skills with clients and employees.

MATHEMATICAL AND ACCOUNTING SKILLS

  • Ability to perform basic mathematical operations and work with business concepts.
  • Experience with job cost projections and variance calculations.

REASONING ABILITY

  • Ability to analyze problems and provide solutions.
  • Interpret technical instructions and navigate complex variables.

LEGAL SKILLS

  • Understanding of construction law and regulations.
  • Ability to read and interpret legal documents and contracts.

CERTIFICATES, LICENSES, REGISTRATIONS

  • Valid driver's license required.
  • OSHA 30-hour certification is mandatory.

PHYSICAL DEMANDS

  • Regularly required to use hands and arms, and to communicate effectively.
  • Frequent sitting required; occasional standing and walking.
  • Must be able to lift and move items up to 25 pounds.

WORK ENVIRONMENT

  • Occasional exposure to moving mechanical parts and electrical hazards.
  • Noise levels may vary between quiet office settings and active construction sites.
