BUSINESS DEVELOPMENT

PRECONSTRUCTION
- Evaluate assigned projects for feasibility and collaborate with the Preconstruction Department to ascertain project requirements.
- Work alongside the Preconstruction Department to comprehend all construction cost estimates, general conditions, timelines, and potential risks.
- Support the Project Manager with procurement, scope evaluation, and documentation as necessary to ensure timely commitments.
- Oversee the acquisition of project permits and approvals.
- Provide feedback and guidance to the Preconstruction Department during budget development for all projects.
- Coordinate with design teams or external designers regarding design timelines, challenges, and solutions.
CONSTRUCTION
General Responsibilities:
- Act as a representative of United Construction in interactions with clients, architects, and consultants.
- Foster and maintain professional relationships with all stakeholders, including owners, clients, architects, engineers, subcontractors, and suppliers.
- Ensure accountability for assigned projects.
- Adhere to United Construction's standards and policies throughout the construction process.
- Guarantee client satisfaction during all phases of construction.
- Stay informed about market trends, including consultants, subcontractors, service providers, and vendors.
Owner Agreements:
- Maintain a comprehensive understanding of owner contracts and specifications.
- Ensure compliance with project contracts and specifications.
- Coordinate any contractual matters that require attention from the project team.
- Manage the financial aspects of the project.
- Oversee contract negotiations and administration.
- Ensure timely and accurate completion of job costs and executive summaries prior to review.
- Monitor and assess project costs in accordance with company policies.
- Review and approve monthly project forecasts, cost reports, and billing forecasts.
- Understand the general conditions for each project and manage them within budget constraints.
- Review all change order requests.
- Ensure project billings are submitted, processed, tracked, and paid according to company policies and project agreements.
Safety:
- Ensure adherence to all safety regulations on projects.
- Stay updated on safety rules and ensure they are communicated to all employees.
- Conduct regular safety inspections on assigned projects in accordance with company policies.
Subcontractor Management:
- Ensure timely completion of subcontract agreements.
- Monitor the subcontract tracking report to confirm agreements are executed as required.
- Oversee the status of projects in relation to subcontractor management, including shop drawings and submittals.
- Ensure timely processing of all subcontract change orders and requests.
Scheduling:
- Prepare a detailed construction schedule at the project's inception that aligns with company policies and contract requirements.
- Ensure the construction schedule is reviewed by senior management before distribution.
- Maintain the master project schedule in accordance with company policies and contract requirements.
- Update schedules as necessary to accurately reflect progress and projected completion.
- Monitor short interval schedules for compliance with the master schedule.
- Inspect ongoing work to ensure adherence to construction schedules.
- Collaborate with the project team to address and mitigate project delays.
Supervisory Responsibilities:
- Oversee and manage assigned project managers, engineers, and administrators.
- Collaborate with project teams to establish work plans and staffing for each project phase.
- Assist project teams in resolving construction issues and subcontractor challenges.
- Promote safety practices during project visits to ensure a secure work environment.
- Maintain awareness of project status and anticipate potential challenges.
- Review profit projections for accuracy with project teams to control costs and maximize margins.
- Conduct operational reviews to identify successes and areas for improvement.
- Mentor and develop team members.
- Provide feedback on policy and process enhancements.
Project Closeout and Warranty:
- Ensure a timely and efficient closeout of each project.
- Monitor punch lists to ensure compliance with project requirements.
- Ensure warranty issues are addressed promptly by the project team.
Reporting and Communication:
- Regularly update leadership on project status, including schedule, cost, quality, safety, and potential issues.
- Inform leaders of project staffing needs to ensure adequate resources.
- Possess the ability to read and interpret technical documents, contracts, and financial reports.
- Effectively communicate with clients and employees.
- Present information clearly to management and public groups.
GENERAL REQUIREMENTS
- Directly supervise project teams.
- Implement supervisory responsibilities in line with company policies and laws.

EDUCATION AND EXPERIENCE
- A bachelor's degree in engineering or construction management, along with ten years of progressive experience in commercial construction project management, or an equivalent combination of education and experience.
- Experience in major project and operations management with a General Contractor is preferred.
COMPUTER SKILLS
- Proficient in Microsoft Office, including Word, Excel, MS Project, and PowerPoint.
- Familiarity with Procore project management software.
- Ability to learn and effectively use other software.
OTHER SKILLS AND EXPERIENCE
- Strong customer service, scheduling, budgeting, and cost control skills.
- Demonstrated ability to lead confidently and effectively.
LANGUAGE SKILLS
- Ability to read and interpret RFQs/RFPs and company policies.
- Capable of writing reports and correspondence, and effectively communicating with clients and employees.
- Ability to prepare business letters, proposals, and presentations.
- Effectively present information and respond to inquiries from various stakeholders.
MATHEMATICAL/ACCOUNTING SKILLS
- Ability to perform basic arithmetic operations and work with budgets and profitability.
- Familiarity with job cost methods and projections.
REASONING ABILITY
- Ability to define problems, collect data, and provide solutions.
- Ability to interpret technical instructions and navigate various variables.
LEGAL SKILLS
- Understanding of construction law and ability to interpret legal documents.
CERTIFICATES, LICENSES, REGISTRATIONS
- Valid driver's license required.
- OSHA 30-hour certification is mandatory.
