Project Manager Overview:

The Project Manager is responsible for overseeing all facets of community development, ensuring adherence to schedules and quality standards. This role involves collaboration with various department heads and external consultants for effective architectural design and site planning.

Key Responsibilities:

  • Maintain construction schedules and oversee all construction activities to ensure quality control.
  • Collaborate with Division Executives to gather input on site and architectural design.
  • Supervise and coordinate with external consultants, including architects and engineers, to prepare necessary construction applications.
  • Provide comprehensive weekly reports detailing project progress, trade partner meetings, and safety protocols.
  • Develop and manage site budgets effectively.
  • Negotiate contracts for services with external consultants.
  • Assist in conducting feasibility studies for new projects.
  • Coordinate the processing of necessary documentation and set up Homeowners Associations.
  • Ensure the security and exoneration of required bonds.
  • Manage model complexes and conditional use permits.
  • Support the Operations Department throughout the construction phase.
  • Perform additional duties as assigned.

Qualifications:

  • A minimum of seven years of relevant experience in community development or related fields.
  • High School Diploma or equivalent required; a Bachelor's degree in Urban Design, Planning, Real Estate, Business, Engineering, or Construction Management is preferred.
  • Proficient in Microsoft Office Suite, particularly Word and Excel.
  • Strong analytical and writing skills.
  • Ability to manage multiple priorities and meet deadlines.
  • Valid driver's license is required.
  • Excellent management and organizational skills.
  • Strong interpersonal and communication abilities.
  • Adherence to company policies and procedures.
  • Willingness to accept constructive feedback.
  • Demonstrated strong work ethic and teamwork capabilities.

Physical Requirements:

This role requires the ability to work beyond eight hours per day, operate a vehicle, read plans, and perform physical tasks such as climbing, lifting, and moving equipment weighing over 50 pounds.

Compensation & Benefits Overview:

The expected base compensation for this position ranges from $73,000 to $134,106 annually, subject to adjustments based on qualifications and other business-related factors. This position may also be eligible for bonuses and commissions, along with a comprehensive benefits package.
