Position Summary: The Property Maintenance Specialist is tasked with ensuring the upkeep of the grounds for commercial, industrial, or public properties through various responsibilities.

Compensation: The expected pay range for this role is $18-$19 per hour, complemented by monthly bonuses and a competitive benefits package.

Key Responsibilities:

  • Perform grounds maintenance as directed by the Maintenance Manager or Community Manager, which may include tasks such as litter collection, cleaning dumpster areas, maintaining trash rooms, blowing parking lots and sidewalks, and removing debris.
  • Ensure breezeways are thoroughly cleaned by eliminating cobwebs, insects, mopping floors, power washing, and wiping down doors and handrails.
  • Carry out basic landscaping duties, including trimming, pruning, watering, monitoring irrigation systems for damage, and clearing away dead branches, leaves, and twigs.
  • Assist in preparing vacant units for new residents by removing trash and debris prior to make-ready.
  • Engage in proactive preventive maintenance to avert potential issues and maintain property quality.
  • Document all maintenance activities and communicate effectively with residents, team members, and supervisors, providing updates and clarifications on ongoing tasks.
  • Report supply needs to the Maintenance Manager or Community Manager and maintain an organized workspace.
  • Collaborate with maintenance team members, other departments, and external contractors to ensure effective property maintenance, promoting teamwork and cooperation.
  • Evaluate property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident satisfaction.
  • Maintain the property in excellent condition, which includes keeping the grounds clean, delivering notices to apartments, and performing tasks such as interior and exterior painting.

Qualifications:

Education & Experience:

  • One to three months of related experience and/or training; or an equivalent combination of education and experience.
  • High school diploma or GED is preferred.
  • Familiarity with basic Microsoft Office Suite.

Physical Requirements:

  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May require pushing or pulling items and reaching overhead.
  • May involve bending, stooping, or kneeling.
  • Requires dexterity of hands and fingers to grasp tools.
  • Must be able to see to identify plants, weeds, and pests, as well as read computer screens.
  • Must be able to hear and understand verbal communications in person and over the phone or computer.
  • Must be able to detect sounds indicating potential issues, such as machinery noises or alarms.
  • Occasionally required to lift or carry items weighing up to 50 pounds, with assistance for heavier items.
  • Must be able to operate various maintenance tools, including mowers, trimmers, blowers, and irrigation systems.
  • Must be proficient in using mobile devices and applications for work-related tasks.

Work Environment:

  • This position is site-based and requires outdoor work with exposure to various weather conditions.
  • May involve working in confined spaces, at heights, and in potentially hazardous areas.
