Position Summary: The Groundskeeper is tasked with maintaining the exterior areas of industrial, commercial, or public properties through a variety of essential duties.

Compensation: The expected pay range for this role is $18-$19 per hour, in addition to monthly bonuses and a comprehensive benefits package.

Key Responsibilities:

  • Perform grounds maintenance as directed by the Maintenance Manager or Community Manager, which may include tasks such as litter collection, cleaning dumpster areas, maintaining trash rooms and chutes, blowing parking lots and sidewalks, and removing debris.
  • Ensure breezeways are kept clean by removing cobwebs, bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
  • Carry out basic landscaping duties, including trimming, pruning, watering, monitoring irrigation systems for damage, and clearing away dead branches, leaves, and twigs.
  • Assist in preparing vacant units for new residents by removing trash and debris prior to make-ready processes.
  • Conduct proactive maintenance activities to prevent potential issues and maintain property quality.
  • Document all maintenance tasks and communicate effectively with residents, team members, and supervisors, providing updates and explanations of ongoing work.
  • Report supply needs to the Maintenance Manager or Community Manager and maintain organization within the maintenance shop.
  • Collaborate with maintenance team members, other departments, and external contractors to ensure efficient property upkeep, fostering teamwork and cooperation.
  • Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being.
  • Maintain the property in excellent condition, which includes keeping the grounds clean, delivering notices to apartments, and performing tasks such as interior and exterior painting.

Qualifications:

Education & Experience:

  • One to three months of related experience and/or training; or an equivalent combination of education and experience.
  • High school diploma or GED preferred.
  • Basic knowledge of Microsoft Office Suite.

Physical Requirements:

  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May need to push or pull items and reach overhead.
  • May require bending, stooping, or kneeling.
  • Dexterity of hands and fingers is necessary to grasp tools.
  • Must be able to identify plants, weeds, and pests and read computer screens.
  • Must be able to hear and understand verbal communications in person and over the phone or computer.
  • Ability to detect sounds indicating potential issues, such as machinery noises or alarms.
  • Occasionally required to lift or carry items weighing up to 50 pounds, with assistance for heavier items.
  • Proficient in operating various maintenance tools such as mowers, trimmers, blowers, and irrigation systems.
  • Capable of using mobile devices and applications for work-related tasks.

Work Environment:

  • This position is site-based and requires outdoor work with exposure to various weather conditions.
  • May involve working in confined spaces, at heights, and in potentially hazardous areas.
