Position Overview:
As the Facilities Operations Supervisor, you will be responsible for overseeing the maintenance and operational functions of the property to ensure a high standard of living for residents. Your role will involve managing the upkeep of equipment and machinery while adhering to budgetary constraints.

Reporting Structure:
You will report directly to the Property Manager or the Regional Maintenance Director.

Key Responsibilities:
In this role, you will:
  • Conduct a variety of maintenance tasks, including minor repairs in electrical, plumbing, and carpentry.
  • Manage the work order system effectively, ensuring timely updates and closures.
  • Prepare vacant units for market readiness through prompt repairs and improvements.
  • Perform general carpentry tasks, including wall repairs and installation of fixtures.
  • Track and review service order progress to ensure timely completion.
  • Participate in emergency on-call shifts as needed.
  • Oversee inventory management and procurement of maintenance supplies.
  • Establish and manage the maintenance budget, approving necessary expenditures.
  • Conduct regular inspections of apartments and the property.
  • Assist in the development of the Capital Needs Assessment.
  • Ensure adherence to the preventive maintenance schedule.
  • Supervise trash and snow removal operations.
  • Maintain up-to-date contractor documentation.
  • Manage capital projects, including scope creation and contract management.
  • Safeguard company assets and maintain common areas.
  • Promote energy efficiency and utility conservation.
  • Support office staff and assist at other properties as required.
  • Coordinate painting schedules for units and common areas.
  • Manage exterior repairs and HVAC maintenance.
  • Transport supplies as necessary.
  • Maintain confidentiality of resident information.
  • Foster positive relationships with residents and community partners.
  • Adhere to company policies and safety regulations.
  • Engage in ongoing training and professional development.

Qualifications:
To be successful in this role, candidates should possess:
  • A combination of education and experience in property maintenance.
  • Preferred certification as a Certified Apartment Maintenance Technician.
  • Proficiency in the use of hand and power tools.
  • Strong computer skills and ability to manage maintenance staff.
  • Knowledge of plumbing, electrical, and carpentry standards.
  • Excellent interpersonal skills and a professional demeanor.
  • The ability to handle high-pressure situations effectively.

Physical Requirements:
Candidates must be able to:
  • Lift up to 50 pounds.
  • Work at heights and on ladders.
  • Stand and walk for extended periods.
  • Perform physical tasks such as shoveling snow.
