Overview

Vice President of Property Management

The Vice President of Property Management is responsible for overseeing the real estate leasing operations for a prominent healthcare organization. This role is vital to the company's strategic growth and overall success. The ideal candidate will manage the sourcing and acquisition of commercial properties, as well as the negotiation and administration of lease agreements and renewals.

Key Responsibilities
  • Directs the formulation and execution of strategies, departmental policies, and procedures for the organization's leased real estate assets.
  • Establishes and maintains relationships with local real estate agents.
  • Identifies and assesses potential leased commercial property sites to ensure they align with the organization's objectives.
  • Possesses a comprehensive understanding of leasing contract terms, tenant improvements, amortization, and lease cost analysis.
  • Prepares summaries of leasing alternatives and financial analyses for presentations to the Executive Leadership Team.
  • Oversees the lease negotiation process and the preparation of all leasing documentation, including letters of intent, leases, amendments, and final submission packages.
  • Develops strategies to address real estate location, space, and design challenges (e.g., relocating existing centers, optimizing space allocations & layouts) to meet the strategic goals set by the organization's executive leadership.
  • Collaborates with the finance department to establish annual capital budgets for leases and related capital enhancements to the real estate portfolio.
Qualifications
  • A minimum of seven (7) years of experience in sourcing real estate portfolios for multi-facility, multi-state operations.
  • Conducts regular facility portfolio evaluations, performs on-site assessments, and market analyses, providing recommendations to the executive leadership.
  • Demonstrated knowledge and experience in leasing negotiations and documentation processes.
  • Ability to analyze, generate, and interpret financial and budget reports.
  • Capable of managing multiple projects with competing priorities and deadlines.
  • Strong strategic planning skills.
  • Exhibits leadership competencies and techniques.
  • Professional interaction with Executive Management.
  • Builds and maintains positive relationships with various departments and external stakeholders, including brokers, landlords, and property managers.
  • Experience in healthcare leasing is preferred.
  • Excellent communication skills, both verbal and written.
  • Proficient in standard office automation software.
