Position Overview

The selected candidate for the Executive Vice President, Multifamily Operations will oversee approximately 7,500 multifamily residential units owned and managed by the company across California. As the multifamily authority within the organization, this role will be pivotal in strategizing future real estate investments both within and beyond the state. The EVP will lead a dedicated team of around 110 professionals, including three Vice Presidents responsible for Development, Asset Management, and Property Management, along with three Regional Property Managers. This leadership position is inherently strategic, financial, and operational, necessitating the formulation and implementation of comprehensive business plans, programs, initiatives, and strategies aimed at achieving superior operational, financial, and business outcomes for the company. The primary areas of accountability for this role include: (1) optimizing the financial performance of the portfolio, (2) enhancing employee recruitment, engagement, and retention, and (3) improving customer satisfaction. The ideal candidate will be a seasoned multifamily leader with a hands-on, ethical, and collaborative approach to business and team management.

Key Responsibilities

  • Fostering a culture of collaboration, communication, and trust by building strong relationships with the CEO.
  • Driving operational excellence and maximizing financial performance across the portfolio, focusing on revenue, operating expenses, overhead, and capital projects in comparison to budget and industry benchmarks.
  • Enhancing employee engagement through the development of best practices for hiring, onboarding, training, and retaining both existing and new team members.
  • Overseeing the growth of the multifamily portfolio through strategic acquisitions and/or the development of new properties that enhance company returns.
  • Establishing and maintaining customer service KPIs, ensuring they are communicated, documented, and continuously improved.
  • Identifying and addressing operational blind spots by promoting a culture of ethics and integrity.
  • Managing relationships with external partners and third-party management firms.
  • Presenting updates on residential operations to senior leadership during board meetings and other necessary gatherings.
  • Ensuring all property business decisions align with company policies and procedures.
  • Communicating with senior leadership regarding property performance and operational matters.
  • Guaranteeing exceptional service delivery to all residents and prospective residents.
  • Reviewing and enhancing preventative maintenance, resident retention, and safety programs.
  • Formulating and overseeing the implementation of annual plans and both short- and long-term operational strategies for each property within the portfolio.
  • Providing strong leadership presence throughout the organization by offering strategic insights, timely feedback, and effective communication.
  • Collaborating closely with Construction, Marketing, Accounting, Human Resources, and Legal departments to manage all facets of the multifamily business.

Qualifications and Skills

  • A seasoned multifamily Servant Leader with 15-20 years of management experience, including 5-10 years in senior leadership roles overseeing teams of 75 or more.
  • Prior experience managing a multifamily portfolio of at least 5,000 units.
  • A minimum of a Bachelor's degree in business, real estate, or a related field; an MBA is a plus.
  • Exceptional written and verbal communication and presentation skills across all organizational levels.
  • A focus on best practices in operational management and people leadership within a multifamily context.
  • A strategic thinker and execution-oriented leader with a collaborative mindset committed to growth.
  • Detail-oriented and organized, capable of effective interaction with prospects, residents, and colleagues.
  • A disciplined senior management leader fostering a collaborative company culture and enabling appropriate decision-making.
  • Demonstrated financial and business acumen, with a deep understanding of strategic economic issues and key multifamily metrics impacting valuations and investment returns.
  • Creative and strategic in assessing property performance relative to objectives and budgetary requirements, balancing innovation with a disciplined approach.

Reporting Structure and Benefits

The Executive Vice President, Multifamily Operations will report directly to the Chief Executive Officer and oversee a total staff of 110, including three Vice Presidents.
