About the Role

The Assistant Property Manager is a key member of the LR Management Inc. team, responsible for supporting the Property Manager in all aspects of community management. This role requires a collaborative individual who can work well under direction, take initiative, and demonstrate resourcefulness in problem-solving.

Key Responsibilities
  • Leasing and Marketing:
    • Assist in leasing apartments daily and work in CRM to contact and advance sales pipeline.
    • Monitor traffic sources, prospect tours, conversion ratios, current media plans, and marketing data for accurate and up-to-date information.
    • Make recommendations based on competition and community needs to maintain budgeted occupancy.
  • Resident Relations:
    • Assist in ensuring timely completion and follow-up of service requests.
    • Build relationships with residents, create activities and communication channels.
    • Support resident retention programs and escalate resident concerns as necessary.
  • Financial Assistance:
    • Help in adhering to the community budget.
    • Assist in collecting and minimizing delinquency each month.
    • Maintain accurate records of community transactions.
  • Maintenance Coordination:
    • Work with maintenance teams to ensure the community is maintained and appealing to renters.
    • Assist in ensuring the quality and quantity of market-ready apartments.
  • Compliance:
    • Assist in adhering to established policies related to the Fair Housing Act.
    • Ensure compliance with all company, local, state, and federal safety regulations to promote a healthy and safe work environment.
  • Administrative Duties:
    • Maintain resident files and accuracy of administrative paperwork.
    • Confirm collection and posting of rents and fees.
    • Ensure proper documentation of community transactions.
