Position Overview: The Community Operations Supervisor plays a vital role in assisting the Property Manager with the comprehensive management of the community. Ideal candidates will possess:

Key Responsibilities:
  • Leasing and Promotion:
    • Actively engages in the leasing of apartments on a daily basis.
    • Utilizes CRM tools to manage and advance the sales pipeline.
    • Gathers competitive insights and shares knowledge with team members regarding market trends.
    • Tracks traffic sources, prospective tours, conversion rates, current marketing strategies, and data to ensure accuracy and relevance.
    • Provides recommendations based on competitive analysis and community requirements to achieve targeted occupancy levels.
  • Resident Engagement:
    • Facilitates the timely resolution and follow-up of service requests.
    • Builds strong relationships with residents, organizes activities, and establishes communication channels.
    • Supports initiatives aimed at resident retention and escalates concerns when necessary.
  • Financial Oversight:
    • Assists in maintaining adherence to the community budget.
    • Contributes to the collection efforts and reduction of delinquency each month.
    • Keeps precise records of community financial transactions.
  • Maintenance Coordination:
    • Collaborates with maintenance teams to ensure the community is well-maintained and attractive to potential renters.
    • Assists in guaranteeing the quality and availability of market-ready apartments.
  • Regulatory Compliance:
    • Helps ensure compliance with established policies related to housing regulations.
    • Ensures adherence to all company, local, state, and federal safety standards to foster a healthy and secure work environment.
  • Administrative Functions:
    • Maintains resident files and ensures the accuracy of administrative documentation.
    • Confirms the collection and posting of rents and fees.
    • Ensures proper documentation of community transactions.
