Position Summary:

As a Service Supervisor at Grubb Properties, you will play a crucial role in ensuring our residents enjoy a well-maintained and welcoming atmosphere.

Key Responsibilities:

Maintenance Expertise: You will oversee the inspection and upkeep of all property systems, including HVAC, plumbing, and electrical systems, ensuring everything operates efficiently. Your responsibilities will encompass roofs, gutters, and recreational facilities.
Leadership Skills: You will lead our maintenance team, providing guidance and oversight to ensure high-quality work. Whether collaborating with in-house staff or external contractors, you will ensure that all parties are aligned and delivering exceptional service.
Turnover Management: You will be responsible for preparing vacant apartments for new residents, overseeing inspections, painting, and cleaning to ensure each unit is move-in ready.
Inventory Management: You will maintain an organized inventory of supplies and tools, ensuring that all necessary resources are available when needed.
Pool Area Oversight: You will ensure that our pool area is not only functional but also a safe and enjoyable space for residents.
Safety Management: You will prioritize safety, leading efforts to maintain a secure environment for both staff and residents, adhering to all relevant standards and protocols.
Scheduling Coordination: Working closely with the Property Manager, you will assist in coordinating maintenance schedules and assignments to ensure coverage for routine tasks and emergencies.
Team Development: You will play a vital role in hiring, training, and developing a skilled maintenance team.
Budget Management: You will ensure that maintenance operations remain within budget while delivering high-quality service, monitoring expenditures, and reporting any discrepancies.
Resident Engagement: As the face of the maintenance team, you will ensure that residents feel valued and heard while fostering a clean, safe, and inviting community.

Qualifications:
  1. High school diploma or equivalent (GED)
  2. A minimum of five years of relevant experience.
  3. Ability to manage maintenance operations across multiple sites.
  4. CPO certification is required.
  5. CFC Type I & Type II certification is required; CFC Universal certification is preferred.
  6. Strong knowledge of HVAC, plumbing, electrical systems, appliance repair, and carpentry.
  7. Enthusiasm and interest in the role.
  8. Strong interpersonal skills to effectively engage with residents.
  9. Experience with Yardi software systems is a plus.
  10. Excellent organizational and mechanical skills.
  11. Ability to maintain an effective inventory system.

Physical Requirements:
  • Availability to work evenings and weekends.
  • Work in various settings, including office, residential buildings, and outdoors.
  • Ability to work under moderate supervision.
  • Frequent movement to coordinate work activities.
  • Physical ability to walk, climb stairs or ladders, bend, stoop, reach, and lift up to 50 lbs.
  • Reliable transportation and a valid driver's license are necessary.
  • Ability to operate a golf cart.
