KEY RESPONSIBILITIES: The following duties are essential to the role, though additional tasks may be assigned as necessary by management.
  • Address service requests promptly, aiming for completion within a 24-hour timeframe.
  • Engage in ongoing community enhancement initiatives and a proactive maintenance strategy.
  • Diagnose and execute maintenance and repair tasks daily, including but not limited to:
    • Electrical systems and plumbing (including water supply lines)
    • Heating, ventilation, and air conditioning (HVAC) systems
    • Appliances (both gas and electric, varying by location)
    • Structural elements such as stairs, gates, fences, patios, railings, roofs, gutters, and fasteners
    • Flooring materials including tile and carpet, as well as walls, ceiling fans, and lighting fixtures
    • Windows, doors, cabinets, and sliding glass doors
    • Water heating systems, including both gas and electric options (varies by location)
    • Lock mechanisms, mailboxes, and hardware
    • Water management systems, pool areas, and related amenities
  • Maintain appropriate inventory levels and procure maintenance supplies with the approval of the Property Manager.
  • Possess comprehensive knowledge of relevant laws and regulations, including EPA and OSHA standards, concerning the safe handling and management of hazardous materials.
  • Ensure timely execution of preventative maintenance and proactively plan and adhere to maintenance schedules.
  • Solicit bids and liaise with vendors, remaining informed about competitive pricing for supplies and services.
  • Exhibit a courteous and helpful attitude towards residents, potential residents, colleagues, and vendors.
  • Be available for 24-hour emergency maintenance calls.
  • Demonstrate the ability to operate standard maintenance equipment safely and effectively.
SUPERVISORY DUTIES: This position involves direct supervision of the maintenance team. Responsibilities include recruiting, training, and managing staff; planning and assigning tasks; evaluating performance; and addressing any complaints or issues that arise.

EDUCATIONAL AND TECHNICAL REQUIREMENTS:

A high school diploma or GED is required, along with three years of relevant experience in property maintenance or a related field, or an equivalent combination of education and experience. Current EPA Universal and HVAC certifications are mandatory from an accredited authority. A Swimming Pool Certification (CPO) is advantageous but not required.

LANGUAGE PROFICIENCY:

The ability to read and comprehend basic two- and three-syllable words, recognize similarities and differences in words and numbers, and communicate using simple sentences is essential.

COMPUTER PROFICIENCY:

Proficiency in inventory management software and order processing systems is necessary for successful job performance.
