Role Summary:

As a Service Supervisor at Grubb Properties, you will play a crucial role in ensuring our residents enjoy a well-maintained community.

Key Responsibilities:

Maintenance Expertise: You will oversee the inspection and upkeep of all property systems, including HVAC, plumbing, and electrical, ensuring everything operates efficiently. Your responsibilities will extend to roofs, gutters, and recreational areas.
Leadership Skills: As the leader of the maintenance team, you will guide and supervise their efforts, ensuring high-quality service delivery from both in-house staff and external contractors.
Apartment Readiness: You will manage the turnover process for vacant apartments, ensuring they are thoroughly inspected, painted, and cleaned to meet the highest standards for incoming residents.
Inventory Management: You will maintain an organized inventory of supplies and tools, ensuring all necessary items are available when needed.
Pool Management: You will be responsible for the maintenance and safety of the pool area, ensuring it is a safe and enjoyable space for residents.
Safety Oversight: You will prioritize safety, leading efforts to maintain a secure environment for both staff and residents, adhering to all safety standards and protocols.
Scheduling Coordination: Collaborating closely with the Property Manager, you will assist in coordinating maintenance schedules and assignments to ensure comprehensive coverage for routine and emergency tasks.
Team Development: You will play a vital role in recruiting, training, and developing a skilled maintenance team.
Budget Management: You will monitor expenditures closely, ensuring services are delivered within budget while maintaining high standards.
Resident Engagement: As the face of the maintenance team, you will ensure residents feel valued and heard, fostering a clean, safe, and welcoming community.

Qualifications:
  1. High school diploma or equivalent (GED).
  2. A minimum of five years of relevant experience.
  3. Ability to manage maintenance operations across multiple sites.
  4. CPO certification is required.
  5. CFC Type I & Type II certification is required; CFC Universal certification is preferred.
  6. Strong knowledge of HVAC, plumbing, electrical systems, appliance repair, and carpentry.
  7. Enthusiasm and interest in the role.
  8. Strong interpersonal skills to work effectively with residents.
  9. Experience with Yardi software systems is a plus.
  10. Excellent organizational and mechanical skills.
  11. Ability to maintain an effective inventory system.

Physical Requirements:
  • Ability to work evenings and weekends as needed.
  • Work environment includes office settings, residential buildings, and outdoor areas.
  • Moderate supervision is provided.
  • Frequent movement is required to coordinate work activities.
  • Physical tasks include walking, climbing stairs or ladders, bending, stooping, reaching, and lifting up to 50 lbs.
  • Reliable transportation and a valid driver's license are necessary.
  • Ability to operate a golf cart is required.
