Position Overview:

Grubb Properties is seeking a dedicated full-time Electrical Maintenance Technician to become a vital part of our maintenance team. This role is essential in managing all aspects of maintenance, including executing work orders, preparing units for new residents, and implementing preventative maintenance strategies. The technician will work closely with the Property Manager and Service Supervisor.

Key Responsibilities:
  • Conducts inspections and maintenance of HVAC systems, performs plumbing repairs both inside and outside the properties, and ensures roofs and gutters are well-maintained, along with all recreational facilities.
  • Aids the supervisor in efficiently transforming vacant units into ready-to-occupy apartments, oversees inspections of these units, and engages in painting, cleaning, and preparing them for new residents.
  • Provides residents with a detailed report of work completed in each unit.
  • Guarantees a clean, safe, and well-maintained living environment for residents, fostering positive relations between residents and maintenance staff.
  • Under the guidance of the Service Supervisor, assists in the operation and upkeep of the pool area, ensuring compliance with local regulations regarding chemical levels and maintenance of pool equipment.
  • Completes all assigned work orders within a 24-hour timeframe.
  • Follows all safety protocols and personnel guidelines.
  • Shares on-call emergency duties with the Maintenance Supervisor.
  • Gains comprehensive knowledge of on-site maintenance tasks, implementing all necessary procedures to prepare apartments for occupancy.
  • Maintains tools and equipment in optimal working condition.
  • Reports any hazardous or unusual situations that may violate company policies.
Ideal Candidate Qualifications:
  • 2 to 5 years of relevant experience in maintenance.
  • Strong understanding of HVAC, plumbing, electrical systems, and carpentry.
  • Required HVAC certification; must be willing to obtain a Certified Pool Operator license.
  • Friendly demeanor with the ability to empathize with residents' concerns.
  • Excellent mechanical aptitude.
  • Strong organizational skills and a genuine enthusiasm for the role.
Physical Requirements and Work Environment:
  • Availability to work evenings and weekends as needed.
  • Work is performed in residential buildings and outdoor settings.
  • Operates under moderate supervision.
  • Frequently moves to coordinate tasks.
  • Regularly walks, climbs stairs or ladders, bends, stoops, reaches, uses hands for equipment, and lifts items up to 50 lbs.
  • Must be able to operate a golf cart.
