Grubb Properties is seeking a dedicated and skilled Service Technician to enhance our maintenance team. This role involves overseeing all aspects of maintenance, including executing work orders, preparing units for new residents, and implementing preventive maintenance strategies. The Service Technician will report directly to the Property Manager.
Key Responsibilities:
- Conducts inspections and maintenance of HVAC systems, manages plumbing repairs both inside and outside the properties, and ensures the upkeep of roofs and gutters, as well as recreational facilities.
- Collaborates with the supervisor to ensure timely and efficient preparation of vacant units for new residents, including overseeing inspections and performing painting and cleaning tasks.
- Provides residents with a detailed report of maintenance work completed in their units.
- Maintains a clean, safe, and well-kept community environment, fostering positive relationships between residents and maintenance staff.
- Assists the Service Supervisor in the management and upkeep of pool facilities, ensuring compliance with local health regulations regarding chemical levels and maintenance of pool equipment.
- Completes all assigned work orders within a 24-hour timeframe.
- Adheres to all safety protocols and personnel guidelines.
- Shares on-call emergency duties with the Maintenance Supervisor.
- Acquires knowledge of all aspects of on-site maintenance and applies this knowledge to prepare units for occupancy.
- Ensures all tools and equipment are maintained in optimal working condition.
- Reports any hazardous or unusual situations that may violate company policies.
- A minimum of two to five years of relevant experience.
- Comprehensive understanding of HVAC, plumbing, electrical systems, and carpentry.
- HVAC certification is required; willingness to obtain a Certified Pool Operator license is essential.
- A friendly demeanor with the ability to empathize with residents' concerns.
- Strong mechanical aptitude.
- Excellent organizational skills and a genuine enthusiasm for the role.
- Availability to work evenings and weekends as needed.
- Work will be conducted in residential buildings and outdoor settings.
- Operates under moderate supervision.
- Regularly moves about to coordinate maintenance tasks.
- Frequently engages in walking, climbing, bending, and lifting up to 50 lbs.
- Must be able to operate a golf cart.
