Job Overview

Position Summary:

The Leasing Consultant is responsible for engaging with potential residents to assess their housing requirements, conducting interviews to evaluate eligibility according to set standards, and showcasing available units and property features using established company protocols. This role involves providing accurate rental quotes and promotional offers, as well as following up with prospective tenants through calls and literature to track their rental status. The consultant is also tasked with collecting application fees, security deposits, and rental payments while managing all online inquiries effectively.

The consultant will carry out the applicant screening process and generate necessary correspondence based on the outcomes.

Additionally, the role includes preparing lease agreements and associated addendums, maintaining accurate lease documentation and files, and managing the property waiting list along with updates to various records and reports in compliance with policies, affordable housing programs, and HUD/Agency regulations.

The Leasing Consultant will support and ensure the efficient use of on-site property management software for leasing information.

To ensure readiness for new occupants, the consultant will inspect apartments, arrange move-in essentials, and apply final touches as needed. They will distribute keys, move-in packages, safety videos, and other relevant documents during lease signings.

Marketing and Outreach:

The consultant will maintain up-to-date knowledge of marketing strategies and leasing practices, striving to meet affirmative marketing objectives. They will actively seek new residents through outreach initiatives, direct marketing, cold calling, distributing informational materials, and engaging with community organizations in targeted areas. Knowledge of the property, amenities, and local attractions is essential, along with awareness of current rental rates and promotional offers from competing properties.

Resident Engagement:

Assisting with resident retention is a key responsibility. The consultant will provide ongoing customer service to residents post-move-in, handle work order requests, manage package deliveries, and support daily property operations to ensure resident satisfaction.

Qualifications:

A High School Diploma or GED is required for this position.

Preferred qualifications include an Associate Degree in Customer Service or Hospitality.

1-2 years of experience in Leasing or Sales is necessary.

A valid driver's license may be required based on property needs.

Essential Skills:

Key skills for this role include knowledge of fair housing laws, affordable housing programs, proficiency in Microsoft Office, personal accountability, persuasive communication, and exceptional customer service.

A preferred skill for this position is familiarity with One-Site software.

Compensation:

Compensation is commensurate with experience, starting at $25.66 per hour.
