Job Overview

Position Summary:

The Leasing Consultant is responsible for engaging with potential residents to assess their housing requirements. This role involves conducting interviews to evaluate eligibility based on set criteria, showcasing available and model apartments, and highlighting property amenities in accordance with company standards. The consultant will provide accurate rental quotes and available promotions, while also following up with leads through calls and literature.

The position entails managing the applicant screening process and preparing necessary correspondence based on the outcomes.

Additionally, the Leasing Consultant will draft leases and related addendums, maintain lease documentation, and keep the property waiting list updated in compliance with policies, affordable housing programs, and HUD regulations.

This role supports the effective use of property management software for leasing data and ensures that apartments are move-in ready by performing inspections and final preparations as needed. The consultant will distribute keys, move-in packages, safety videos, and other essential documents during lease signings.

Marketing and Resident Engagement:

The Leasing Consultant is expected to stay informed about current marketing and leasing strategies, striving to meet affirmative marketing objectives. This includes outreach efforts, direct marketing, cold calling, and collaboration with community organizations to attract new residents. Maintaining knowledge of property features, local amenities, and competitive rental rates is crucial.

The role also involves assisting with resident retention by providing exceptional customer service post-move-in, processing work order requests, managing package collections, and supporting daily property operations to enhance resident satisfaction.

Qualifications:

A High School Diploma or GED is required for this position. An Associate Degree in Customer Service or Hospitality is preferred.

1-2 years of experience in Leasing or Sales is necessary. A valid driver's license may be required based on property needs.

Essential skills include knowledge of fair housing laws, affordable housing programs, proficiency in Microsoft Office, personal accountability, persuasive communication, and strong customer service abilities. Familiarity with One-Site software is a plus.

Compensation:

Salary is commensurate with experience, starting at $25.66 per hour.
