Position Summary:

The Leasing Consultant is responsible for engaging with potential residents to assess their housing requirements. This role involves conducting interviews to evaluate eligibility based on established guidelines, showcasing available and model apartments, and highlighting property amenities in accordance with company standards. The consultant will provide accurate rental rate information and current promotions, follow up with prospective residents through calls and literature, and track rental status effectively.

Additionally, the consultant will manage the applicant screening process and prepare necessary correspondence based on outcomes.

Responsibilities include preparing leases and associated addendums, maintaining accurate lease records, and managing the property waiting list while ensuring compliance with policies, affordable housing programs, and HUD regulations.

The Leasing Consultant will also support the efficient use of property management software for leasing data and ensure that apartments are move-in ready by performing inspections and making final preparations as needed. At the time of lease signing, the consultant will distribute keys, move-in packages, safety videos, and other relevant documentation.

Marketing and Outreach:

Staying informed about current marketing and leasing strategies is essential. The consultant will strive to meet affirmative marketing objectives and actively seek new residents through outreach efforts, direct marketing, cold calling, and collaboration with community organizations. Knowledge of local amenities and competitive rental rates is crucial for success in this role.

Resident Relations:

Supporting resident retention is a key aspect of this position. The Leasing Consultant will provide ongoing customer service to residents post-move-in, manage work order requests, assist with package collection, and contribute to the overall satisfaction of residents.

Qualifications:

A High School Diploma or GED is required for this position. An Associate Degree in Customer Service or Hospitality is preferred.

Candidates should possess 1-2 years of relevant experience in Leasing or Sales. A valid driver's license may be necessary depending on property requirements.

Essential skills include knowledge of fair housing laws, affordable housing programs, proficiency in Microsoft Office, personal accountability, persuasive communication, and strong customer service abilities. Familiarity with One-Site software is a plus.

Compensation:

Compensation is commensurate with experience, starting at $25.66 per hour.
