Position Overview:


Edgewood Properties, a prominent name in real estate development and property management since 1992, is experiencing significant growth. With our headquarters in New Jersey, we are expanding our operations nationwide.

Our current portfolio of over 5,000 apartment units is projected to double in the coming years, aiming for over 10,000 units within five years.


As we continue to grow, we are seeking a qualified Residential Lease Coordinator to manage our multi-family property portfolio. This full-time position is based in our corporate office.



Key Responsibilities:

Move-Ins:
- Monitor daily tasks to ensure smooth upcoming move-ins.
- Confirm completeness of applications and successful screening of residents.
- Ensure lease offers align with approved market rents and concessions.
- Prepare lease documents for signatures.
- Verify renters insurance and other necessary items for new residents.
- Ensure all files are accurate and complete before execution and upload.
- Confirm all documents are scanned into RealPage.
- Review move-in activities in RealPage for accuracy, including dates and charges.
- Identify and correct any discrepancies related to move-ins.
- Maintain up-to-date move-in audit spreadsheets.

Renewals:
- Check daily tasks for upcoming lease renewals.
- Generate renewal pricing monthly based on lease expiration reports.
- Review prior periods to price short-term leases.
- Email and verify all renewal offers.
- Follow up with sites regarding renewal policy adherence.
- Adjust offers based on negotiations as needed.
- Prepare renewal documents for signatures.
- Ensure all renewal documentation is signed and scanned into RealPage.
- Review renewal entries in RealPage for accuracy.
- Identify and rectify any renewal discrepancies.
- Keep renewal audit spreadsheets current.

Move-Outs:
- Send out final account statements for former residents.
- Update tracking information in RealPage for balances and refunds.

Reporting:
- Collaborate with site offices to maintain updated reports.

Accounts Receivable:
- Assist the Accounts Receivable team with ledger reconciliations related to move-in and renewal fees.

Qualifications:
- Strong analytical skills with a problem-solving mindset.
- Excellent communication and interpersonal abilities, both written and verbal.
- Proficiency in accounting software, word processing, and spreadsheets.
- Detail-oriented with the ability to work accurately under pressure.
- Positive attitude and strong commitment to the role.

Experience and Education:
- A minimum of 3 years of relevant experience is preferred.
- A BA/BS degree or equivalent practical experience is desired.
