Title: Property Manager

Reports to: Portfolio Director

Objective: Oversee property operations to cultivate a community, achieve financial goals, and lead a successful team.

Real Estate Equities is seeking a full-time Property Manager for an apartment complex consisting of 164 units across two buildings and an additional 140 units in one building, located in Rochester, Minnesota.

Key Responsibilities:

  • Manage property occupancy by:
    • Providing exceptional customer service and fostering strong resident relationships.
    • Overseeing the new prospect pipeline both online and in-person.
    • Handling the prospect application and lease renewal processes.
    • Monitoring the property’s online presence and collaborating with Marketing for necessary adjustments.
    • Ensuring pricing and promotions align with market standards.
    • Guaranteeing timely completion of unit turnovers.
    • Conducting daily property walks to maintain high curb appeal.
    • Engaging in resident activities and retention initiatives.
  • Ensure timely rent collections in accordance with company policies.
  • Maximize property income through various channels including unit rentals, damage chargebacks, and additional fees.
  • Control property expenses by:
    • Reviewing and processing invoices accurately and promptly.
    • Identifying opportunities to reduce utility costs.
    • Conducting annual inspections during renewals or move-outs.
    • Regularly inspecting the property for maintenance needs.
    • Managing work orders for timely resolution.
    • Adhering to the capital expenditure budget.
    • Maintaining adequate supplies.
    • Ensuring proper chargebacks for unit damages beyond normal wear and tear.
    • Building positive relationships with vendors and ensuring compliance with contract terms.
    • Reviewing the budget monthly and addressing variances.
  • Train and manage staff on their responsibilities, serving as a supportive leader.
  • Handle compliance requests and annual recertifications as needed.
  • Prepare for and respond to inspections from various stakeholders.
  • Assist residents with inquiries and guide them in submitting work orders through the resident portal.
  • Participate in the creation of the annual operating budget with the Portfolio Director.
  • Maintain accurate site records.
  • Ensure site keys are securely stored with limited access.
  • Uphold and enforce all company policies and procedures.
  • Perform additional duties as assigned.

Position Requirements:

  • Minimum of two years of experience as a Property Manager or three years as an Assistant Manager.
  • Experience with Yardi is preferred.
  • Familiarity with Section 8, Section 42, and LIHTC is advantageous.
  • Strong verbal and written communication skills.
  • Excellent organizational abilities and capacity to manage multiple priorities effectively.
  • Intermediate proficiency in Microsoft Office Suite.
  • Ability to maintain a professional office environment.

Physical Requirements:

  • Ability to sit or stand for extended periods at a computer.
  • Ability to lift up to 10 pounds.
  • Ability to twist, turn, bend, and stoop as necessary.

Work Location: Onsite in Rochester, MN
