Job Overview

Thies & Talle Management, Inc., a prominent player in the property management sector with extensive experience in the multi-housing arena, is seeking a dedicated Full-time Property Manager to lead our apartment community operations.

Key Responsibilities

The Property Manager will oversee the leasing process, manage rent collections, and handle resident relations while ensuring the efficient daily operations of the property. The role demands exceptional customer service, sales, organizational, and administrative capabilities.

Essential Duties
  1. Conduct regular inspections of common areas and buildings to maintain the property’s cleanliness, safety, and overall appeal.
  2. Schedule appointments, showcase available units, and ensure a high occupancy rate.
  3. Screen potential residents in accordance with company policies and communicate application statuses appropriately.
  4. Utilize property management software effectively to perform primary management duties.
  5. Oversee the application processing to ensure quick turnover of vacant units while adhering to selection criteria.
  6. Facilitate the move-out process for departing residents, ensuring all necessary paperwork is completed.
  7. Supervise community staff, including performance management and payroll responsibilities.
  8. Maintain regular communication with the Regional Property Manager regarding community needs.
  9. Enforce lease agreements and compliance with local regulations, including Fair Housing laws.
  10. Coordinate maintenance and preparation of units for new residents.
  11. Ensure timely completion and filing of various reports related to occupancy and compliance.
  12. Address and resolve day-to-day resident issues, including maintenance and safety concerns.
  13. Disseminate important information to residents through well-crafted notices.
  14. Organize community events to foster a positive living environment.
  15. Audit and process invoices, investigating any discrepancies.
  16. Conduct biannual inspections of all units and follow up on any necessary actions.
  17. Document lease violations and manage follow-up communications with residents.
  18. Handle emergency situations, including alarms and safety incidents.
  19. Stay informed on all operational policies to ensure compliance.
Additional Responsibilities
  1. Act as a liaison between residents and local services.
  2. Prepare and distribute community newsletters and notices.
  3. Assist residents with necessary paperwork.
  4. Coordinate resident functions and events.
  5. Maintain accurate resident files and documentation.
  6. Collaborate with local law enforcement to meet safety program requirements.
  7. Review financial reports to monitor income and expenses.
Qualifications

To excel in this role, candidates should possess a high school diploma or equivalent, with additional education preferred. A minimum of 1-2 years of relevant experience is advantageous. Proficiency in computer systems and strong communication skills are essential. Experience with subsidized housing and occupancy certification is a plus.

Work Environment

Regular standing, walking, and the ability to lift up to 25 pounds are necessary for this position. Prolonged periods in front of a computer screen are expected.
