Job Overview

Position Title: Property Manager

Classification: Exempt

Reports to: Portfolio Director

Objective: Oversee property management operations to cultivate a thriving community, achieve financial goals, and lead a successful team.

Key Responsibilities:
  • Ensure high occupancy rates by:
    1. Delivering exceptional customer service and fostering strong resident relationships.
    2. Managing the pipeline of prospective tenants through various channels.
    3. Overseeing the application and lease renewal processes.
    4. Monitoring online presence and collaborating with Marketing to optimize visibility.
    5. Ensuring pricing strategies align with market competitors.
    6. Facilitating timely unit turnovers.
    7. Conducting daily property inspections to maintain curb appeal.
    8. Organizing and participating in resident engagement activities.
  • Administer property rent collections in accordance with company policies.
  • Maximize revenue from all property-related income sources.
  • Control operational expenses by:
    1. Reviewing and processing invoices accurately and promptly.
    2. Identifying opportunities to reduce utility costs.
    3. Conducting annual inspections of units during renewals or move-outs.
    4. Regularly inspecting the property for maintenance needs.
    5. Managing work orders to ensure timely resolution.
    6. Adhering to the capital expenditure budget.
    7. Maintaining adequate supplies.
    8. Ensuring proper chargebacks for unit damages beyond normal wear.
    9. Building and maintaining positive relationships with vendors.
    10. Reviewing the budget monthly and addressing any discrepancies.
  • Train and guide team members in their roles, promoting a supportive leadership environment.
  • Manage compliance requests and annual recertifications as necessary.
  • Prepare for and respond to inspections from various stakeholders.
  • Assist residents with inquiries and guide them in using the resident portal.
  • Collaborate with the Portfolio Director to develop the annual operating budget.
  • Maintain accurate site records.
  • Ensure secure storage of site keys.
  • Uphold and enforce all company policies and procedures.
  • Perform additional duties as assigned.
Qualifications:
  • A minimum of five (5) years of experience as a Property Manager or three (3) years as an Assistant Manager.
  • Experience with Yardi software is preferred.
  • At least five (5) years of experience with Section 8, Section 42, and LIHTC programs.
  • Strong verbal and written communication skills.
  • Excellent organizational abilities and capacity to manage multiple priorities effectively.
  • Intermediate proficiency in Microsoft Office applications.
  • Ability to maintain a professional office environment.
Physical Requirements:
  • Capability to sit or stand for extended periods while working at a computer.
  • Ability to lift items weighing up to 10 pounds.
  • Ability to twist, turn, bend, and stoop as required.

Work Schedule: Monday to Friday, 40 hours per week, Full-time.
