We are seeking a highly skilled and experienced Maintenance Operations Manager to oversee the maintenance functions for our multifamily properties in the Twin Cities area. As a key member of our property operations team, you will be responsible for ensuring that our properties are well-maintained and meet the highest standards of quality and safety.
Key Responsibilities- Respond to Resident Work Orders: Promptly respond to and resolve resident work orders in a timely and efficient manner.
- Maintenance and Repair: Perform routine maintenance and repairs on all mechanical, electrical, and plumbing systems, as well as residential unit and building components.
- Supervise Maintenance Staff: Supervise and provide oversight to maintenance technicians, including training, development, and discipline.
- Schedule and Budget Management: Manage weekly maintenance schedules and on-call schedules, while ensuring that maintenance activities are completed within budgetary guidelines.
- Quality Control: Conduct regular inspections to ensure that maintenance activities are completed to the highest standards of quality and safety.
- Supply Management: Order supplies and maintain an adequate inventory of materials and equipment.
- Unit Turnovers: Complete repairs and maintenance for unit turnovers, ensuring that units are ready for occupancy.
- Grounds and Curb Appeal: Assist with maintaining grounds and top-quality curb appeal for our properties.
- Communication: Communicate effectively with property managers and leadership team on maintenance-related issues and concerns.
- Education: High school diploma or equivalent required.
- Experience: 2-5 years of experience in property maintenance or a related field.
- Skills and Knowledge: Strong knowledge of plumbing, electrical, and appliance repair; ability to diagnose and repair complex issues; proficiency in Word, Excel, Outlook, and Yardi software.
- Licenses and Certifications: MN State special engineer boilers license or CRMT designation preferred.
- Other Requirements: Pass a drug and background check; valid Class D driver's license with a good driving record; medical card or ability to obtain one.
