Role Summary

The Maintenance Technician III plays a vital role in executing various tasks related to equipment installation, troubleshooting, repairs, and preventive maintenance. This ensures that the property and its surroundings adhere to the company's standards and comply with relevant regulations. The technician collaborates closely with the Property Manager and/or Maintenance Supervisor to guarantee that all vacated units are prepared for new tenants, work orders are addressed promptly, and common repairs are identified and resolved efficiently. This position supports a culture that prioritizes employees and embodies the core values of relationships, development, quality, and accountability.

Key Responsibilities

  • Fulfill all maintenance work order requests.
  • Oversee and maintain all building systems (HVAC, plumbing, boilers, etc.) and perform necessary repairs as directed.
  • Assist the Property Manager with unit inspections.
  • Execute all site-level preventive maintenance tasks assigned by the Zone Building Engineer or Property Manager.
  • Communicate with the Zone Building Engineer and Maintenance Technician I regarding significant repairs, renovations, and capital projects.
  • Collaborate with vendor teams on designated maintenance projects.
  • Work with the Property Manager and team to maintain an adequate inventory of tools, parts, and supplies for an efficient workshop.
  • Alert the Property Manager to any urgent issues requiring immediate attention.
  • Perform groundskeeping duties as necessary.
  • Manage snow removal from walkways and driveways during winter.
  • Maintain a positive and professional demeanor with residents, vendors, and the public.
  • Participate in relevant training and ensure all certifications are up to date.
  • Adhere to all safety protocols and promote a safe working environment.
  • Participate in standby support rotation and respond to emergency calls promptly.
  • Other duties as assigned by the Property Manager.

Qualifications

Education and Experience:

  • High school diploma or GED is required.
  • AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance is preferred.
  • Minimum of 1 year of experience as a Maintenance Technician in a residential setting or equivalent experience.
  • Proficient knowledge and hands-on experience in plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation, and pool operations.
  • Must obtain a Certified Pool Operators License, Special Boiler's License, and Type II Refrigerant Certification within six months of hire.
  • Reliable transportation, valid state driver's license, and proof of insurance are required for travel between sites.

  • Fluent in English with strong oral and written communication skills.
  • Ability to interact with tact and diplomacy while dealing with co-workers and the public.
  • Strong decision-making, problem-solving, and time management skills.
  • Ability to manage multiple tasks simultaneously with self-direction.
  • Capability to work collaboratively in a team environment.
  • Ability to respond to emergency calls in a timely manner (preferably within 30 minutes).

Physical Requirements:

This role requires working in a physically demanding environment, including frequent kneeling, lifting, pushing, pulling, and moving throughout the day. Regular lifting of over 20 lbs. and frequent lifting of up to 80 lbs. with assistance is expected. The technician may encounter heights, ladders, uneven surfaces, stairs, confined spaces, dust, fumes from equipment, and noise. Exposure to various weather conditions and temperature changes is also part of the job. The technician must be able to navigate the property efficiently, including climbing stairs and walking through common areas.

Personal Protective Equipment: Safety gloves, safety eyewear, ear protection, Yaktrax, lockout/tagout kit.

Work Environment: On-site, including property grounds, apartment units, and rooftops.
