Key Responsibilities:
- Conduct regular inspections of common areas and facilities to ensure high standards of cleanliness, maintenance, and safety.
- Manage leasing activities, including scheduling viewings, qualifying potential tenants, and maintaining occupancy rates.
- Screen applicants in accordance with company policies and provide timely updates on application statuses.
- Utilize property management software to perform essential duties and stay updated on system enhancements.
- Oversee the application process to ensure quick turnover of vacant units while adhering to selection criteria.
- Facilitate the move-in process for new residents, ensuring all necessary inspections and paperwork are completed.
- Coordinate the move-out process for departing residents, including final account settlements and documentation.
- Supervise on-site staff, including performance evaluations, discipline, and payroll management.
- Maintain open communication with the Regional Property Manager regarding community needs and updates.
- Enforce lease agreements and comply with all relevant regulations, including Fair Housing laws.
- Organize maintenance and preparation of units for new residents, including coordination with service providers.
- Ensure timely completion and filing of all necessary reports, including occupancy and compliance documentation.
- Address resident concerns related to maintenance, safety, and community relations.
- Communicate effectively with residents through well-crafted notices and community updates.
- Plan and execute community events to foster a positive living environment.
- Audit and process invoices, ensuring accuracy and compliance.
- Conduct biannual inspections of all units and follow up on necessary actions.
- Document lease violations and follow up with residents as needed.
- Respond to emergency situations, including safety alarms.
- Stay informed on company policies and ensure property compliance.
Additional Responsibilities:
- Act as a liaison between residents and local services.
- Prepare and distribute community newsletters and notices.
- Assist residents with necessary paperwork and documentation.
- Coordinate resident engagement activities and functions.
- Maintain accurate resident files and documentation.
- Collaborate with local law enforcement to uphold community safety standards.
- Review financial reports to monitor community income and expenses.
Qualifications:
To be successful in this role, candidates should possess a high school diploma or equivalent, with additional education preferred. A minimum of 1-2 years of relevant experience is ideal. Strong organizational, communication, and customer service skills are essential. Knowledge of property management software and experience with subsidized housing is a plus. A valid driver's license is required.
Working Conditions:
This position may involve occasional outdoor work and interaction with a diverse range of residents. The ability to handle challenging situations with professionalism and empathy is crucial.
Physical Requirements:
Regular standing, walking, and lifting of up to 25 pounds may be required. Candidates should be comfortable working at a computer for extended periods.
