The successful candidate will possess a minimum of three years of experience in property maintenance, particularly in plumbing, electrical systems, and HVAC operations. This role demands a proactive individual capable of managing multiple tasks efficiently and independently.

Key Responsibilities
  • Deliver outstanding customer service to residents and cultivate positive relationships.
  • Contribute effectively as a member of the on-site maintenance team.
  • Oversee the daily service request system and ensure timely completion of maintenance tasks.
  • Conduct follow-up communications regarding service requests as needed.
  • Implement and adhere to a preventive maintenance schedule.
  • Ensure the community's physical appearance is well-maintained.
  • Participate in after-hours emergency on-call rotations as scheduled.
  • Execute apartment turnover responsibilities.
  • Repair and replace household appliances as necessary.
  • Maintain compliance with safety procedures and manage MSDS documentation.
  • Oversee maintenance inventory and ensure the maintenance shop is organized and safe.
  • Maintain lockout/tagout stations for keys.
  • Keep accurate records of apartment history, lighting, and snow removal logs.
  • Collaborate with contractors for services such as snow removal and lawn care.
  • Monitor and maintain HVAC systems.
  • Oversee pool maintenance if applicable.
  • Perform snow removal and general cleaning duties as required.
  • Adapt to various weather conditions while performing job duties.
  • Complete additional tasks as assigned.
Qualifications
  • Minimum of three years of experience in residential maintenance.
  • Boilers license is mandatory.
  • CPO certification is essential.
  • Experience with apartment turnovers is preferred.
  • Possession of a valid Driver's License and reliable transportation is required.
  • Ability to pass a background check.

Compensation: Competitive hourly rate based on qualifications.

Work Schedule: Standard business hours with on-call responsibilities upon conversion.
