Loan Closing Coordinator

Position Overview: As a Mortgage Closing Specialist, you will play a crucial role in facilitating the efficient and precise closing of mortgage loan transactions. Your responsibilities will encompass a variety of tasks aimed at ensuring compliance and accuracy throughout the closing process.
Key Responsibilities:
- Generate initial and final Closing Disclosures (CD) within regulatory time frames, ensuring all fees are accurately represented for both the borrower and seller.
- Thoroughly review all necessary closing documents and underwriting approvals for correctness.
- Examine data within the Loan Origination System (LOS) to confirm its accuracy.
- Compile closing packages and liaise with the Settlement Agent regarding closing prerequisites.
Success Indicators: In your first year as a Mortgage Closing Specialist, you will know you have excelled if you:
- Proactively monitor closing dates for all loans, utilizing the Estimated Closing Date in the LOS system, while addressing any issues with underwriting and processing.
- Deliver precise and high-quality initial CDs (or HUD-1) within compliance timelines to borrowers and settlement agents.
- Scrutinize documents such as purchase agreements, title commitments, homeowners insurance, underwriting approval notices, closing protection letters, and invoices to ensure completeness.
- Collaborate with the settlement agent to finalize figures for the final CD, ensuring all transactions are balanced and all charges are accounted for.
- Prepare closing packages, selecting the appropriate loan program and required documents for execution at the closing table.
- Dispatch closing packages to the settlement agent in a timely manner, adhering to regulatory standards and minimizing last-minute inquiries.
- Communicate effectively with internal teams (underwriting, processing, sales, post-closing, etc.) and arrange for the timely disbursement of loan funds.
- Act as the final reviewer for loans, ensuring accuracy and salability.
- Stay informed about industry updates, compliance, and agency changes and guidelines.
Qualifications:
- A minimum of five years of experience in mortgage banking with a focus on loan closings, familiar with standard mortgage documentation.
- Strong mathematical and reconciliation abilities.
- Meticulous attention to detail is essential.
- Excellent organizational skills with the capacity to prioritize tasks effectively.
- Customer service-oriented with clear and effective communication skills.
- Proficient in MS Word, Excel, and Outlook; familiarity with Encompass is highly desirable.
