Position Overview

The Refrigeration and Climate Control Specialist is tasked with executing skilled mechanical responsibilities related to the assessment, preventive upkeep, repairs, installation, and modification of the property's heating, ventilation, air conditioning (HVAC), and associated systems. The Specialist's interactions with tenants, potential tenants, property owners, and vendors are expected to adhere to the highest professional standards, characterized by positive, supportive, and friendly conduct, along with legendary service.

Key Responsibilities
  • Evaluate, repair, modify, and install HVAC systems, including air conditioning compressors, receivers, condensers, chillers, cooling towers, pumps, and various valves.
  • Conduct routine preventive maintenance inspections on all equipment, including isolated heating and ventilating units, boilers, and gas and electrically operated HVAC systems, making necessary adjustments, servicing, and repairs.
  • Repair or replace defective components in units and equipment, including thermostats, automatic switches, fan controls, belts, compressors, heat exchangers, and safety valves.
  • Utilize a variety of hand and power tools, welding equipment, vacuum pumps, and testing devices relevant to the trade.
  • Ensure equipment remains in effective and safe operational condition.
  • Manage parts and tools inventory using the property's computer maintenance management system (CMMS).
  • Perform skilled electrical maintenance tasks related to the repair, installation, and modification of HVAC systems and components.
  • Maintain consistent attendance.
  • Provide essential tools for troubleshooting, repairs, and preventive maintenance on HVAC and building systems.
  • Assist the Engineering team in training on the theory and practical aspects of basic HVAC applications.
  • Execute skilled mechanical maintenance duties in the inspection, repairs, installation, and modification of heating, ventilation, air conditioning, and related systems.
  • Operate specialized machinery and tools utilized in the repair, installation, and maintenance of HVAC systems.
Qualifications

Education:
High school diploma or equivalent, with a minimum of two years of relevant experience and/or trade school training or a comparable combination of education and experience.

Experience:
Familiarity with standard practices in the HVAC trade.

Technical Skills:
Understanding of HVAC systems, materials, methods, and tools used in operation and repairs, along with applicable building codes and regulations.

Personal Skills:
Effective communication skills, ability to work collaboratively and independently, and capacity to meet schedules and maintain records.

Physical Skills:
Ability to perform tasks while standing, sitting, or walking, with requirements for lifting, carrying, and working around moving machinery.
