ABOUT THE ROLE

The Senior Analyst of Real Estate Lease Management plays a crucial role in supporting the leasing and analytical initiatives of the Global Real Estate Team. This position is dedicated to ensuring adherence to existing lease agreements, focusing on both tenant and landlord responsibilities. Key responsibilities include analyzing lease expiration reports, evaluating renewal options, conducting early termination assessments, reviewing co-tenancy agreements, and auditing operating hours and prohibited uses.

YOUR IMPACT

North America Retail Real Estate

  • Assist in North America Retail Leasing activities by managing temporary and storage leases, negotiating terms and Letters of Intent, either directly or through our broker network.
  • Oversee the maintenance of the Real Estate Department's Retail Intelligence databases, compiling analytical insights on co-tenant sales, store traffic trends, rental rates, and industry center trends.
  • Develop and sustain a co-tenancy database, prepare monthly reports, and review lease opportunities related to co-tenancy failures, including drafting notices to landlords.
  • Contribute to the creation of presentation materials for the real estate committee, encompassing site demographics and ROI models for new locations, relocations, and expansions.

Global Lease Portfolio Management and Lease Administration

  • Ensure compliance with real estate policies and procedures, conducting audits as necessary and preparing reports for the department Director.
  • Review and audit Common Area Maintenance and Tax charges from landlords to confirm that payments align with lease terms.
  • Collaborate with lease operations and administration to generate monthly lease expiration reports, detailing lease end dates, renewal options, and termination options, while ensuring data integrity and accuracy of key Lease Action Dates.
  • Continuously assess the existing portfolio to identify potential cost optimization and expense reduction opportunities.

  • Proficient in staying updated on retail real estate trends, new retail center developments, and maintaining a comprehensive database of all centers and tenants.

YOU BRING

  • 5-8 years of experience in leasing, portfolio management, and/or lease administration, particularly within the retail sector.
  • Exceptional analytical abilities with a strong focus on detail and accuracy.
  • Excellent communication skills.
  • Proven capability to excel in a dynamic environment, managing multiple priorities effectively.
