Key Responsibilities:
- Weekly Duties:
Review and validate accounts payable submissions for accuracy in general ledger coding and vendor information. - Prepare disbursements by confirming documentation and processing payments.
- Assess security deposit refund requests for correctness and manage resident check processing.
- Address inquiries from Property Managers regarding tenant statements, payables, and financial data.
- Maintain up-to-date property and tenant records through thorough lease analysis and cross-referencing.
- Ensure the integrity of general ledger data.
- Conduct cash management activities by updating ledger cards for all transactions.
- Examine accounts receivable for delinquencies and manage cash applications.
- Resolve financial discrepancies through comprehensive account analysis.
- Collaborate with fellow property accountants, asset managers, and ownership.
- Uphold financial security by adhering to internal controls.
- Maintain confidentiality and uphold professional ethics.
- Monthly Duties:
Review property management financial reports for individual assets. - Calculate and enter monthly accruals for contracts, ensuring expenses align with the correct accounting period.
- Compile and analyze account information for asset, liability, and capital account entries.
- Provide management with financial insights through research and report preparation.
- Summarize financial status by preparing balance sheets, profit and loss statements, and other relevant reports.
- Audit documents to substantiate financial transactions.
Desired Qualifications:
- Strong understanding of GAAP and relevant accounting standards.
- Ability to interpret and prepare financial statements.
- Proficient in troubleshooting and resolving transactional discrepancies.
- Excellent communication and teamwork skills for efficient transaction processing.
- Experience in accounting within the real estate or property management sectors, particularly with Yardi software.
- Preferred Associate Degree in Accounting, Finance, Business Administration, or a related field.
- Detail-oriented with strong analytical and critical thinking abilities.
- Exceptional organizational skills and proficiency in Microsoft Excel.
- Ability to conduct variance analysis comparing actual results to budgets or historical data.
