- Weekly Duties:
- Verify the accuracy of accounts payable submissions, ensuring correct GL coding and vendor details.
- Process payments by confirming documentation and initiating disbursements.
- Assess security deposit refund requests for accuracy and issue resident checks.
- Address inquiries from Property Managers regarding tenant statements, payables, and financial data.
- Maintain up-to-date property and tenant records through lease analysis and cross-referencing.
- Ensure the integrity of general ledger information.
- Manage cash functions by updating ledger cards for all transactions.
- Review accounts receivable for delinquencies and manage cash applications.
- Reconcile financial discrepancies by gathering and analyzing account data.
- Collaborate with fellow property accountants, asset managers, and ownership.
- Uphold financial security by adhering to internal controls.
- Maintain professional ethics and confidentiality. - Monthly Duties:
- Analyze property management financial reports for individual assets.
- Calculate and record monthly contract accruals, ensuring expenses align with the incurred period.
- Prepare entries for asset, liability, and capital accounts through data compilation and analysis.
- Provide financial insights to management by researching and preparing reports.
- Summarize financial status by compiling information for balance sheets and profit/loss statements.
- Validate financial transactions through document audits.
Qualifications:
- In-depth knowledge of GAAP and accounting standards.
- Ability to interpret and prepare financial statements.
- Strong problem-solving skills for transactional discrepancies.
- Excellent communication and teamwork skills for efficient transaction processing.
- Experience in accounting within the real estate or property management sectors, preferably with Yardi software.
- Associate Degree in Accounting, Finance, Business Administration, or a related field is preferred.
- Commitment to meeting deadlines with high accuracy.
- Accountability for performance outcomes.
- Strong written and verbal communication skills, with the ability to present recommendations clearly.
- Detail-oriented with strong analytical and critical thinking abilities.
- Proficient in Microsoft Excel.
- Understanding of variance analysis comparing actual to budgeted results.
