As a Construction Cost Analyst, you will be tasked with the preparation of budgets, estimates, and pre-bid documentation for various construction projects.

Key Responsibilities

  • Collaborate with estimators and project management teams to create sections of schematic, design development, and construction document estimates, which includes soliciting and evaluating subcontractor bids, scopes of work, and reviewing project plans and specifications for diverse work categories.
  • Lead the Estimating Team to ensure timely execution of the entire estimate deliverable process.
  • Conduct initial assessments of drawings and specifications to confirm the presence of required documentation and to define the scope of work.
  • Develop comprehensive estimates covering all aspects of the project.
  • Analyze bid documents critically to identify risks and opportunities, communicating these insights to management.
  • Organize the bid team, providing leadership and direction regarding methods, schedules, and strategies.
  • Engage in technical proposals for Alternative Delivery projects.
  • Provide detailed quantity take-offs for specific trades as necessary.
  • Create thorough crew and production cost estimates, reviewing pricing with the estimating team.
  • Solicit and evaluate pricing input from subcontractors and vendors when needed.
  • Participate in project site pre-bid meetings, site tours, and post-bid interviews as required.
  • Accurately develop unit costs.
  • Perform technical and plan reviews as necessary.
  • Assess and plan takeoff workloads accurately.
  • Collect and monitor actual costs versus estimated costs, maintaining a history of project costs.
  • Manage and maintain the subcontractor database and oversee subcontractor prequalification.
  • Build strong relationships with customers, design teams, subcontractors, suppliers, and user groups that reflect and support the core values of the company, ensuring customer expectations are met or exceeded.
  • Perform additional duties as assigned.

Qualifications

  • Demonstrated experience as a construction estimator.
  • Basic understanding of accounting principles and project management concepts.
  • Thorough knowledge of research methodologies, data analysis, and estimation metrics.
  • Proficient with numbers and technology.
  • Excellent familiarity with bid software.
  • Strong attention to detail.
  • Outstanding communication and negotiation skills.
  • Highly organized.

Education and Experience

  • Over 10 years of experience in preconstruction/estimating and/or operations within commercial construction projects.
  • Bachelor's Degree in engineering, construction science, or a related field, or equivalent work experience.
  • Able to interpret architectural plans and generate cost estimates.
  • Proficient in Microsoft Office, Bluebeam, AutoCAD, and Takeoff Software.
  • Strong understanding of commercial construction practices.
  • Effective written and oral communication skills, along with active listening abilities.
  • Fluency in English is required.
  • Strong customer service orientation.
  • Able to manage multiple tasks and meet strict deadlines.
