Job Overview

The District Property Supervisor plays a pivotal role in overseeing adherence to company policies and procedures related to property management. This position is responsible for the training, development, and oversight of Property Managers, while also sharing the responsibility for the upkeep and performance of designated properties. Additionally, this role may involve participation in special projects as required. Travel is an essential component of this position.

Reporting Structure

  • Number of Units: Approximately 283 units
  • Compensation: $67k plus auto allowance annually
Key Responsibilities
  • Participate in weekly meetings and document minutes.
  • Ensure compliance with property deadlines.
  • Oversee Deposit Accounting Procedures on a weekly basis, ensuring timely check distribution in accordance with state regulations.
  • Conduct quarterly audits of files to ensure compliance with company standards.
  • Address resident relations issues effectively.
  • Clarify ledger details to residents as necessary.
  • Perform ledger audits to maintain accuracy.
  • Issue routine notices to residents.
  • Manage property maintenance and related projects.
  • Maintain accurate resident records within the company system.
  • Inspect properties to uphold high standards; assess maintenance, grounds, and housekeeping operations for efficiency.
  • Evaluate vacant apartments to ensure market readiness.
  • Carry out leasing duties as assigned, including pre-leasing activities.
  • Implement corrective measures for apartment communities.
  • Conduct property inspections regularly.
  • Review and authorize expenditures within budgetary constraints.
  • Act as the primary liaison between the Owner or Owner's Representative and the company when necessary.
  • Facilitate communication among Property Managers, Regional Supervisors, and the Corporate Office.
  • Serve as the main point of contact for residents in the absence of a Manager.
  • Assist in the training and supervision of Managers, Assistant Managers, and Maintenance Technicians.
  • Support the management and supervision of onsite staff.
  • Travel is required; reliable transportation is necessary for site audits.
  • Assist with additional tasks as assigned.
Qualifications

Required Skills:

  • Minimum of 3 years of experience in apartment management.
  • At least 1 year of experience in staff management.
  • Proficiency in Yardi software.
  • Familiarity with California Property Management Policies and Procedures.
  • Understanding of property maintenance, marketing, and insurance.
  • Strong verbal and written communication skills, along with effective supervisory and organizational abilities.
  • Capability to delegate tasks and communicate property management methods, alongside problem-solving skills.
Travel and Physical Requirements

This position requires moderate travel, with an expectation to work onsite approximately 75% of the time. Reliable transportation is essential. Physical requirements include the ability to lift up to 35 lbs. Reasonable accommodations may be made for individuals with disabilities to perform essential functions.
