Position Summary

WSH Management, Inc. is seeking a dedicated Resident Manager for a 194-unit low-income tax-credit apartment community. This is a full-time role requiring 40 hours of work each week.

Key Responsibilities

  • Understand and align with financial objectives, managing the asset in the owner's best interest as per the Policies & Procedures Manual.
  • Maintain precise records of all community transactions, ensuring timely submission of documents such as rent rolls and delinquency reports.
  • Maximize occupancy rates and minimize lost rent.
  • Develop and implement efficient procedures and systems within company guidelines.
  • Possess a working knowledge of California landlord/tenant laws and standard procedures.
  • Utilize effective techniques and company policies to recruit, train, and orient new staff members.
  • Enhance staff efficiency through ongoing training, guidance, and leadership.
  • Oversee community aesthetics and ensure timely completion of repairs through regular inspections.
  • Exhibit strong communication skills in English, effectively interacting with residents and staff.
  • Hold a valid Driver's License, reliable transportation, and current auto insurance, as driving may be required for company tasks.
  • Engage in training sessions in Southern California to stay updated on new projects and regulations.
  • Be available for evening and weekend on-call duties as necessary.

Qualifications

While we provide on-the-job training, we prefer candidates with the following qualifications:

  • A minimum of 2 years of experience as a Resident Manager; or 3 years in a supervisory role within a customer service-oriented business, with relevant certifications; or 2 years as an Assistant Manager in a large community of 100+ units, showcasing leadership and decision-making capabilities.
  • Experience in Affordable Housing and lease-up processes.
  • Familiarity with property management software.
  • Supervisory experience is preferred.
  • A High School Diploma is required; a college degree is preferred.
  • Strong attention to detail and sales skills are essential.
  • Proficiency in personal computer skills, including Microsoft Office Suite/Office 365 and property management software.
  • Possession of a valid driver's license and maintenance of current auto insurance is necessary.
  • Candidates must pass a background check and drug screening (a conviction may not disqualify you from employment).
