Beach Front Property Management, Inc. is seeking a qualified On-Site Community Manager to become an integral part of our team. We are in search of a proactive individual with a solid background in customer service and property management to oversee the daily functions of our community.
Position Summary: The On-Site Community Manager is responsible for the upkeep and management of the assigned property, executing various management tasks such as coordinating leasing and marketing initiatives, approving move-in documentation, enhancing lease renewals, fostering resident relations, and team development, along with any additional responsibilities as designated by the Regional Property Supervisor.
Reporting Structure: Reports directly to the Regional Property Supervisor.
Employment Type: Part-Time
Work Hours: 15 to 20 hours per week
Property Type: 1 bedroom units
Compensation: $17.00 to $19.00 per hour
Key Responsibilities:
- Adhere to various deadlines (daily, weekly, monthly).
- Assist the Regional Property Supervisor in the overall management of the property.
- Market the property and lease available units.
- Pre-lease units before they become vacant, ensuring they are leased within 30 days.
- Understand Fair Housing laws and all company policies and procedures.
- Process invoices through Yardi Payscan.
- Handle rent collections and transactions via Yardi.
- Monitor daily rent roll and maintain delinquency reports.
- Issue 3-day notices as per rental agreements.
- Prepare and distribute notices as necessary.
- Ensure compliance with all relevant state, federal, and local laws regarding tenant/landlord relations, including Fair Housing and Affordable Housing regulations.
- Address tenant-related issues effectively.
- Participate in legal proceedings related to the property.
- Conduct daily inspections to maintain cleanliness and property standards.
- Ensure all make-ready tasks are completed within 3-5 business days.
- Submit monthly market survey reports to the Supervisor.
- Coordinate and follow up on work orders promptly.
- Respond to any emergency service calls.
- Ensure all residents adhere to community rules and regulations.
- Attend all required training sessions and meetings.
- Additional duties may be assigned as needed.
Required Skills:
- Experience with Yardi Voyager is preferred.
- Less than one year of experience in Property Management.
- Strong customer service skills.
- Excellent organizational and time management abilities.
- Strong analytical and decision-making capabilities.
- Proficient leasing experience.
- Competence in Microsoft Word, Excel, Outlook, and Teams.
