Job Overview

The District Property Supervisor plays a crucial role in overseeing adherence to company policies and procedures in property management. This position is responsible for the training, development, and supervision of Property Managers, while also sharing the responsibility for the upkeep and performance of designated properties. Reporting Structure
  • Reports to: Regional Supervisor

  • Number of Units: Approximately 283 units
  • Compensation: $67k plus auto allowance annually
Key Responsibilities
  • Participate in weekly meetings and document minutes.
  • Ensure compliance with property deadlines.
  • Oversee Deposit Accounting Procedures weekly, ensuring timely check distribution in accordance with state law.
  • Conduct quarterly audits of files to ensure compliance with company standards.
  • Address resident relations issues effectively.
  • Clarify ledger details to residents as necessary.
  • Perform audits of ledgers.
  • Issue routine notices to residents.
  • Manage property maintenance and related projects.
  • Maintain accurate resident records in the company system.
  • Inspect properties to uphold the highest standards; assess maintenance, grounds, and housekeeping operations for efficiency.
  • Evaluate vacant apartments to ensure they are market-ready.
  • Engage in leasing activities as assigned, including pre-leasing tasks.
  • Implement corrective measures for apartment communities.
  • Conduct property inspections.
  • Review and authorize expenditures within budgetary constraints.
  • Act as the primary liaison between owners or their representatives and the company when necessary.
  • Utilize established communication channels to facilitate interactions among Property Managers, Regional Supervisors, and the Corporate Office.
  • Serve as the main point of contact for residents in the absence of a Manager.
  • Assist in the training and oversight of Managers, Assistant Managers, and Maintenance Technicians.
  • Support in managing and supervising onsite staff.
  • Travel is required; reliable transportation is necessary for site audits.
  • Assist with additional tasks as assigned.
Qualifications

Essential Skills:

  • Minimum of 3 years of experience in apartment management (Required)
  • At least 1 year of experience in staff management (Required)
  • Proficiency in Yardi software (Required)
  • Familiarity with California Property Management Policies and Procedures
  • Understanding of property maintenance, marketing, and insurance
  • Strong verbal and written communication skills, along with effective supervisory and organizational abilities
  • Capability to delegate tasks and communicate property management practices, as well as problem-solving skills
Travel and Physical Requirements

This position entails moderate travel, requiring reliable transportation and an expectation to work onsite approximately 75% of the time. Travel requirements may be subject to change.
