Job Overview

The Regional Property Supervisor plays a crucial role in overseeing the adherence to company policies and procedures concerning property management. This position is accountable for the training, development, and oversight of Property Managers, while also sharing the responsibility for the upkeep and performance of designated properties. Additionally, the role involves supporting special projects as necessary, with travel being a requirement.

  • Number of Units: Approximately 283 units
  • Salary: $67k + auto allowance annually

Key Responsibilities:

  • Participate in weekly meetings and document minutes.
  • Ensure compliance with property deadlines.
  • Oversee Deposit Accounting Procedures weekly, ensuring timely mailing of checks as per state regulations.
  • Conduct quarterly audits of files to verify compliance with company standards.
  • Address resident relations issues effectively.
  • Clarify ledger details to residents when necessary.
  • Perform audits of ledgers.
  • Issue routine notices to residents.
  • Manage property maintenance and related projects.
  • Maintain accurate resident records in the company system.
  • Inspect properties to uphold the highest standards; assess maintenance, grounds, and housekeeping efficiency.
  • Evaluate vacant apartments for market readiness.
  • Carry out leasing duties as assigned, including pre-leasing activities.
  • Implement corrective measures for apartment communities.
  • Conduct property inspections.
  • Review and authorize expenditures within budgetary constraints.
  • Act as the primary liaison between the Owner or Owner's Representative and the company when necessary.
  • Utilize established communication channels to facilitate interactions among Property Managers, Regional Supervisors, and the Corporate Office.
  • Serve as the main point of contact for residents in the absence of a Manager.
  • Assist in the training and supervision of Managers, Assistant Managers, and Maintenance Technicians.
  • Support the management and supervision of onsite staff.
  • Travel is necessary; reliable transportation is required for site audits.
  • Assist with additional tasks as assigned.

Required Skills:

  • Minimum of 3 years of experience in apartment management (Required)
  • At least 1 year of experience in staff management (Required)
  • Experience with Yardi software (Required)
  • Familiarity with California Property Management Policies and Procedures
  • Knowledge of property maintenance, marketing, and insurance practices.
  • Strong verbal and written communication skills, along with effective supervisory and organizational abilities.
  • Capability to delegate tasks and communicate property management techniques, as well as problem-solving skills.

Travel Requirements: This position entails moderate travel, necessitating reliable transportation, with an expectation of working onsite approximately 75% of the time. Travel requirements may be subject to change.
