Position Overview

Role Summary:

Lisa Management, a prominent real estate firm based in New York City, is seeking a skilled Superintendent for a diverse affordable housing preservation initiative in Brooklyn. The Superintendent will oversee the building personnel, address emergency service requests, and ensure a clean and secure living environment for residents. The ideal candidate should possess practical skills, a solid understanding of building systems, and experience in apartment building management and maintenance. Strong communication abilities and a commitment to professionalism are essential.

Key Responsibilities:

  • Report to and collaborate with the Facilities Manager and Property Manager.
  • Manage 3-5 walk-up buildings independently.
  • Perform essential maintenance tasks, including:
    1. Removal of waste
    2. Organizing and preparing for sanitation pickups
    3. Cleaning communal areas
  • Oversee daily maintenance operations, ensuring timely completion of work orders and tracking them using management software. Travel to various locations within the portfolio to supervise maintenance tasks in both apartment units and common areas.
  • Conduct inspections of units for damages during move-outs or after maintenance work, ensuring compliance with NYC's Housing Quality Standards.
  • Respond promptly to emergency situations.
  • Supervise contractor activities on-site, providing updates to the management team and assessing the need for vendor services.
  • Coordinate access for construction teams, contractors, inspectors, and management personnel.
  • Maintain schedules for tenant transitions, contractor engagements, and other related activities.
  • Participate in mandatory meetings and implement company initiatives effectively.

Qualifications:

  • Minimum of 3 years of experience in building maintenance.
  • Dependable self-starter with a strong work ethic and commitment to team objectives.
  • Able to work independently and manage assigned properties effectively.
  • Exceptional written and verbal communication skills.
  • Strong organizational skills with a proven ability to meet multiple deadlines.
  • Comprehensive knowledge in plumbing, steam heating systems, light electrical work, carpentry, and elevator systems.
  • Familiarity with NYC local laws and building compliance, including identifying and tracking violations, collaborating with management and expeditors to resolve issues.
  • Preferred certifications in Standpipe, Fire Safety, HVAC, or completion of relevant training courses (on-the-job training and licensing available).
  • OSHA 30 certification is preferred.
  • High School Diploma or equivalent is preferred but not mandatory.

Employment Type: Full-time

Compensation: $18 per hour
