SUMMARY:

The Community Operations Leader (COL) is accountable for the comprehensive management of the community, which includes leading, guiding, and inspiring the onsite team, overseeing team development, monitoring financial, staff, and operational performance, managing resident relations, ensuring community aesthetics, and coordinating with third-party service providers. This role guarantees alignment with company service standards and achievement of revenue and expense targets. The COL will ensure compliance with company employment and safety practices as well as local and federal regulations. Responsibilities encompass strategic, financial, and operational management of the property, optimizing net operating income through strict adherence to New Standard Equities' policies and procedures.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Core responsibilities include, but are not limited to:
  • Preparing budgets and monthly financial reports.
  • Recruiting, hiring, mentoring, and managing community staff.
  • Overseeing the month-end accounting process.
  • Ensuring timely and accurate reporting of operational distribution reports.
  • Developing and managing financial goals, including budgets, in line with key financial metrics.
  • Providing monthly analysis and explanations of variances.
  • Coordinating resident move-ins/move-outs and managing lease approvals.
  • Enforcing lease terms and conditions, including court appearances/testimonies.
  • Negotiating and managing service providers to ensure quality work is performed timely and in compliance with contracts.
  • Proactively addressing resident requests and issues.
  • Ensuring the highest level of customer experience by shadowing sales, office, and maintenance team members to identify improvement opportunities.
  • Adhering to all company policies and procedures.
  • Managing accounts receivable to ensure timely rent collection in accordance with company policy.
  • Ensuring all legal paperwork and actions are processed in collaboration with legal or accounting departments.
  • Reviewing and approving invoices, ensuring team approvals are managed within established thresholds.
  • Preparing and presenting business plan results to senior leadership.
  • Directing team responsibilities, including training, coaching, recognition, performance management, and career development; conducting team meetings to enhance communication and collaboration.
  • Preparing, reviewing, and understanding the respective market area, including knowledge of competitive properties and local business conditions affecting property operations.
  • Performing other duties as required.
SUPERVISORY RESPONSIBILITIES:

This position directly supervises employees and carries out supervisory responsibilities in accordance with company policies and applicable laws. Responsibilities include interviewing, hiring, and training employees, planning, assigning, and directing work, appraising performance, rewarding and disciplining employees, and addressing complaints and resolving problems.

Language Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

To perform this job successfully, an individual should have knowledge of word processing software, Microsoft Word/Excel/Outlook, Yardi, and internet software. Understanding of Compliance Depot, OnSite, and other industry-related software is preferred.

Education/Experience:

Bachelor's degree (B. A. / B. S.) from a four-year college or university; and more than five years of related experience and/or training in the multifamily industry, including more than one year as a Community Manager; or equivalent combination of education and experience.

Certificates and Licenses:

Active state real estate license is strongly preferred.
